In detail:
This impressive three storey semi detached villa dating from 1910, stands in 1,101 m² of grounds in one of the regions most prestigious districts.

The villa has been painstakingly restored and converted into five luxurious apartments on the upper floors, with a total floor area of 445 m² (ranging in size from 58,60 m² to 180,56m²). The ground floor has been converted to allow flexible uses as one or two representative offices/ or apartments of 37,40 m² and 110,65 m². This totals 593m² of useable rental space in the main building and excludes the grand entrance and stair case which serve all the apartments.

Additionally, in the grounds are four garages and three parking spaces. The garage area offers the potential to be converted into further living space. Such conversions have been successfully completed in similar neighbouring properties.

A comprehensive renovation of the building and apartments were carried out between 1997 and 2000 and has since been meticulously maintained.

Renovations include:
Installation of a new central heating system
New roof structure and tiling
Facade newly rendered
Terraces renovated
New windows
Flooring renewed/restored
Hall way restored
Full modernisation of all residential/ office units

There are few such fully renovated villas available on the market.
The villa is in the `Jager Vorstadt`(hunters suburb), one of the regions most prestigious neighbourhoods of period villas. Most of the buildings have been restored to their former glory and converted into either representative office space or luxury apartments.

The neighbourhood nestles on the slopes of the `Weinberg`(Vine Mountain) adjacent to the old town centre of Potsdam. Also just 300m away is the Sanssouci Palace with its breathtaking gardens.

Potsdam, on the south west boundary of Berlin, was the chosen residence of the Prussian rulers. The town was sculptured by the whims of the day and now provides one of the most fascinating attractions in Germany. Most of the town is listed as a Unesco heritage site, its lakes and relics are a mecca for tourists and locals.

The town is the regional capital of Brandenburg, has a bustling economy, a high income level and is a recognized centre for research and innovation. It is a popular choice for higher earners who want to be near but not in Berlin, have all the benefits of a large centre but be surrounded by waterways, palaces and countryside. Berlin is easily accessible via the S-Bahn with direct stops to many of the key centres.

A broshure is available on request.
