I understand where you're coming from, Ray. You are not looking at your investment as a business. You take things more sentimentally and you put a lot of soul into it.
You need an independent professional valuator. We have here the real-estate valuators, who must be approved after certain exams by the ANEVAR (the national authority for real estate valuators), and if anyone is telling you otherwise, he's looking to deceive you.
Some real estate agencies provide the valuators as well. Take a look at Edil (search it on the internet, please). Also if you type in google: evaluatori imobiliari, you will get a lot of links for this sort of experts. I suggest you take a valuator from another county, not from Mures as they might know eachother there agents and valuators, so I would not be convinced of their objectivity.
