As someone who is in real estate and property development in Montenegro I would like to give some thoughts about market move in Montenegro.
I think Montenegro have reached top with prices this summer and from September they are on same level or even going down.
For that is few reasons:
1. Political instability in region, Kosovo status and some turbulence in BiH, which have put on hold lot of investors because is fairly unpredictable influence of possible war on Kosovo to Montenegro.
2. Infrastructure do not follow expectation of new owners , because there is still big problem with water supply, roads are bad, and in summer it is really annoying.It is really hard to get there from western Europe countries.
3. Price of properties are already high comparing with other destinations. Mostly raised by private owner who think that can sell their apartments and houses for 4,5 thousands per sqm. What keeps market still alive are off plan properties , new buildings because they have i would say fair prices for what they give.
