I agree on quality of the Emaar developments - those I would consider a decent investment on face value.

I personally would'nt be able to sleep at night investing in some of these lesser know one off developments that are'nt Plan Azure, Emaar or other safer entities. I'd rather less return and less risk + more sleep.
