Never invest with the same developer again. The rule is never put all your eggs in 1 basket. It's better to diversify.

Real estate works well when held long term. It's good to have a steady stream of income coming in every month.

Water front properties are the first choice for investing or for a holiday. You could expect the rent what you have mentioned.
