looking to buy either 2 bed flat for around 40 -50K or house for around £80 - 90K. Dont need mortgage necessarily.

would probably use it myself but that is not the primary aim.

have considered morocco saidia - but that is now becoming expensive to get anything in decent plot, size etc. possibly considering croatia, montenegro
although dont know too much about them yet. have already got something in bulgaria. dont want egypt, dubai, germany.

any thoughts???

I think NE Brazil is a better bet but you say this is for investment so I would recommend safe beach front land over a newbuild property. In Brazil as with other places hundreds of developments will be offered all pretty much the same old same old so the second hand market is not viable, hence resale is difficult and not profitable unless you are very certain to find the best possible 'unique' development (they will all say there's is unique - especially Foxtons).

NE Brazil will have one one of the worlds largest airports shortly. The flight time is surprisingly less than you might think.

Margurita for me is an unattractive place, down market place renowned for wind.

Belize is another option - an ex Brit colony and proper paradise unlike Margurita.

Investing is all about the rental season and competition. Did u consider the £70000 hotel units in the second Plan Azure Moroccan resort(Port Lixus - La Plage)? I bet they will give you year round rent given the massive facilities in the resort.

Motenegro appeals to me in view of its natural beauty but is becomming a place for much fraud. Dont think the season will be very long though.

Colabria in S Italy is getting a lot of attention.
Cape Verde is a lot closer than Margurita and I think a good long term bet and still cheap in places but watch for ****e build quality on some developments.

So much choice, it isnt easy.

Ive done Morocco, Germany, NE Brazil (not completed on this yet though) and currently looking at an amazing offer in the Philippines but you have to be a high net worth or sophisticated investor to be allowed entry.

I have a good contact for some of the above INDEED HAS HAS A NEW DEVELOPMENT IN MOROCCO WHERE BEACHFRONT PROPERTY IS ABOUT £60000.

Let me have your contact details if interested.
