I have no idea who realestatesmart is, but the pictures are the ones from my villa.

to answer your questions:

1) Phase V, facing the lagoon, mountains, desert and landing strip (ca. 3 to 5 planes per day, no problem)
2) sold furnished, since we live in Greece now and I don't want to take anything with me. The furniture is really high quality and took me several trips to Cairo ...
3) for more pictures and more information I need some time, since I happened to surf here...
4) landscaping has not been done yet, since my wife and I thought it would be better to let the buyer decide upon this.
5) airco included in price (5 in total)

pool (12,5 m long, 4,5 m wide, 1,5 to 0,8 m deep, infinity overflow)is filled with water now and the villa has been rented out, so not available immediately. the whole house is european modern, i.e. quick step floors, smeg kitchen aps., kitchen itself designed by us and fitted and made by professional company, master bath room all with Hans Grohe (including rainshower etc).

a perfect house to live in, but i was transferred by my company and i don't think i'll work in Egypt again for a while/ever.
