The Jardin de los Reyes project is being presented to the town hall in five weeks time. (OK)
Such is the complexity of the project, that it is anticipated that it may take as long as 18 months for outline planning approval to be confirmed. I have spoken to the developer and they have confirmed that no request has been made to remove their web site prior to their presentation. (OK THEN SOMEONE IS GIVING OUT DODGY INFO, BOTH PARTIES CAN NOT BE RIGHT AS THEY CONTRADICT ONE ANOTHER.)

As I represent a considerable number of interested parties, I would be very, very interested to know what your sources are, how you came about this information, and, as you have not contacted the developer to clarify the situation, how you are justified in making your post under the Scams sub-forum. (YES LET EVERYONE PUT IT IN THE OPEN)

Bob ("Totallyproperty") got wind of it and requested justification of Tinas claims. Despite this, and several other posts, there was no response, no justification, and the post was moved out of scams into Spanish Property by Bob. (Itīs about two threads below this one at the minute).

I can fully confirm that the directors of the company behind Jardin de los Reyes have received no request or instruction to remove their web site. (OK)

I can also confirm (and this can be backed up on the Almansa town hall web site) (ANDY KEEP YOUR COMMENTS TO WHERE YOUR INVESTORS HAVE INVESTED THEIR MONEY NOT OTHER PROJECTS, THEY ARE INTERESTED IN WHERE THEIR MONEY IS, NOT OTHER PROJECTS.)

The Jardin de los Reyes planning application is on track to be presented in 5 weeks (and consequently, approaches to the town hall will be met with blank stares at this time). The environmental, water and sociological studies have been completed with positive results, and everything is proceeding how it has been timed. (OK, 5 WEEKS FROM NOW TAKES US TO END JUNE, BEGINNING JULY)

In answer to your question about what clientsī lawyers think of this project and the advice they have given - about 75% have got their heads around it and advised their clients to proceed. (WOW, 75% OF THE LAWYERS HAVE SAID INVEST IN THE PROJECT, MMM. WHO ARE THESE LAWYERS, ARE THEY SEPERATE INDEPENDENT LAWYERS, SEPERATE TO THE DEVELOPER AND AGENT?)


Itīs a complex project. Sure, itīs speculative (which property investment isnīt?) (MMM)

, but there is a money back guarantee written into the contract and would you rather invest somewhere with the potential to be very lucrative with a money back guarantee or use the same amount of money to purchase a one bed apartment on the fifth line from the beach in Varna? (WHAT ARE YOU TALKING ABOUT, YOU KEEP FLITTING BETWEEN DEVELOPMENTS, KEEP TO THE DEVELOPMENT THAT YOUR CLIENTS HAS INVESTED IN.)


Iīd like your 3rd Party view on that! (YOU HAVE IT ABOVE)

In respect of investing into a development for which the planning has not yet been submitted, it has been an issue since last October when the project was launched.

Although the final result is that clients will own a 900 m2 plot of urbanised land on a low density development (which will be worth considerably more than the initial investment), the monies which are being paid at the moment are contributing towards the costs of planning application and marketing. IF the money is spent and the planning application goes pear shaped, the land alone (even as agricultural) is worth almost three times the amount that investors will have input. (????)

I hope my post muffles some of those alarms bells, and, to all those investors who are going to make a huge profit on this project, I hope you come back to me to invest again.
