CPF numbers, taxation treaties, understanding rental outcomes, flight debates, Land licenses!!

I just want my place hassle free lol!!
hi Nickohorny,

i totally agree with hassle free, which is why i'm probably not going with brazil, i dont have the confidence due to lack of experience, but i'm fast realising that there seem to be complications with most areas/countries...hope yours comes off well for you

would appreciate any input/advice, thanks
Hi giraffe,

Any overseas property has its dangers and can also have very good rewards, I would`nt be put off by GW,he is not saying their is not an opportunity in Brazil, he is just pointing out things to look out for, just take on board what he says, the trouble is you go to these places and are told so much rubbish by some of these agents and a lot of it is unsubstantiated claims ignore all this 30% a year capital gain and ignore all the 5% or 10% for 2 years. because your paying for it, here is an example for you, i asked an agent if they would market my development i am building, and this really made me laugh, this is what their fees were, the agent gets 5% they send it to other websites they get 5% and none of them got offices in Brazil so they get a local agent in Brazil to do the work over their another 5% total 15%, now that's 15% on top of what your paying for your property, needless to say i told them to sling their hook, i now have my own office in Brazil and my own web site.
I have ben going over Brazil for 3 or 4 times a year for the last 5 years, i have made very good friends i have also met many people which will rip you off, and im talking about professional people now, it has taken all this time to get to a stage of having the right trustworthy contacts in place, and be in a position to feel happy to proceed. i would be happy to offer you any contacts i have made if you desire.
All the best to where ever you buy i hope it will be a success for you.
Cheers
Nigel

hi all...many thanks to nigeallen and deedee for previous advice.

nigelallen, thanks for this offer, i will definately take you up on contacts etc. when i make a decision...at the moment i'm in a funny place, i now need to move out of the house i am currently renting within the next few months, and am now trying to decide whether to buy a cheap (?!) house in UK and invest abroad (which would also need to be cheaper budget), or hang back for a while investing abroad and get a slightly better house in uk. My other decision is wether to go for Brazil or Egpyt. i am also waiting for a development to be released in egypt inthe next few months, and currently no one knows prices yet. This dev. would probably be a good investment and I could dive there too. but i cant make any decisions until i get more facts/figures.
but anyway, nigelallen, (sorry about rambling), the dev. in brazil i was looking at was manoa park, was curious if you, or anyone else, know much about this,

cheers

Back from holidays

Yes, I posted this information on this thread I think, take a look through and you should find it. (number of passengers landed).

Re the number of beds etc you can contact the tourism board of Natal and ask them but even someone inside the hotel trade won't tell you their occupancy. Best bet would be to get the information from the hotels directly because normally the hotels share that information amongst themselves. However I doubt they would share it with joe public, so you need a contact within the hotel industry. Also, because they only share the information with the hotels they benchmark against, you'd need a contact within each star rating. I'll see what I can do about the hotel number of beds and occupancy but probably won't be as easy as the flights.

How surreal is it saying "Hi(gh) Giraffe"

If you are looking at Manoa Park, then you are already in touch with John at IPW - if not drop me a line, I have the brochures and price lists of what has been released to date. The Gamsha Bay release (to what I think you were alluding to in Egypt) will not be released until after Ramadan (ends October 11th). There is a pre-registration process to get the details of the release first. Please send me an email or PM if you want to get on this list.

Thanks,

Andy

Hi Giraffe,

I am off to Brazil on wednesday to have a look at Manoa Park plus a lot of other developments of course. So if you are interested in a first hand report send me an email or PM.

As for the question on whether egypt or brazil is better, I made that decision a few years ago and then put my money where my mouth is by starting up uv10.

Regards,
Rob.

Won't be in touch with me (I don't get to talk to clients unless they ask specifically for me) but may be in touch with one of my colleagues.

However Girafa, feel free to send me a pm with any questions you have if I can be of help.
