I also went to Jacuma during a rainy day and there were lagoons everywhere,but when I metioned it on on here the agents got ..... off! As I live here and have done for a while now I do actually see mostly everything that is going on,but have not yet visited Maracuja Corais ,but knowing the land do i believe you . You might like to speak to Mr Broad (he's somekind of agent ) and has not visited it befor ,but plans on doing so.................... The proof in the pudding as they say!

I'm sorry I don't know this development, I know of a development In Joao Pessoa, They are off plan Villas? Good price too.....send me a pm if you would like to to pass the agents contact details. If not Good Luck!

Since you are on JMBroad's ignore list I doubt he will respond to you and I think I will do the same.

Rob,

I understand you too are an agent and I do not see what problem you have with people that have been to sites and report what they have seen. It is interesting that you only prefer to listen to what you think is right and prefer to ignore what anybody else says depending on your day!

Welcome to the fun of unpaved roads, trucks and loads of rain. I presume they will run a dozer through there when it dries out a bit.

Regarding building on flooded land, if it is an established lagoon or wetland then the answer is a definite no to building, but there is a lot of sand up there so pools form very quickly when it rains heavily unless proper storm water drainage has been built.

Yes it was good fun - as long as we didin't get stuck .

I was about to turn around just before i got to Porto Dos Corais as I has waded through the ' pond ' and deemed it too deep . However just as I was about to do this a local came storming through the water in a battered old car , so not to be outdone i continued.

The guy on site on Porto Dos Corias mentioned that once the development was finished the Major would improve the roads ?

The development that i mentioned in my previous e.mail , the one with the luxury villas do not seemed to be pertubed by it .

I would be totally p......... ed if I had spent a few hundred thousand Euro on a villa and couldn't get to it.

Still interested to know if anyone knows of this deverlopment , quite a few of the villas had been completed . Googled this a few times and could only come up with Manoa Villas whcih would possibly match the price . ?

Rob H you mentioned 'established lagoon or wetland ' . What would constitute an established wetland . If water is present on the 2nd line land in Maracajua for a few months a year would this mean it is a wetland ?

Once the trucks stop going to the building site the road will be able to handle the rain better.

Regarding the established lagoon or wetland question, I can't give you an exact answer and wont even hazard a guess, best to ask a lawyer on that.

I know the villas you are talking about but I am not sure what is happening with them, but I can find out if you are interested.

I will be in Sao Miguel D' Gostoso in two weeks to have a look, what is the name of the development you saw there?

I have seen over the yrs building go up in beach resorts and roads that surround the condos
have been left unpaved and covered in pot holes.I will take some photos over the next week or so and post them for you if I can .I know exactly what you are talking about!
A glossy brouchure does not show the surrounding roads(at least very,very rarely)and I'm not surprised as sales would go down .

Hopefully your bumpy,wet journey to Maracaju will be a one off,but having said that Jacuma was the same leading up to it ,maybe it's dried out now until the next rainfall.
