Never mind, just found it.

After writing my last reply I had a moment of enlightenment and decided to check a few more things.

They are advertising the development as being located in Cania Quebrada, a short drive from Fortaleza in the state of Rio Grande do Sul.

Although I don't know the development personally, Canoa Quebrada is a short drive from Fortaleza, in the state of Ceará (which borders Rio Grande do Norte) which is about 3000 kms away (roughly the distance from Poland to Portugal) from Rio Grande do Sul.

I have to say that the general standard of geographical knowledge and spelling on many overseas property web sites is sadly lacking. Surely one of the first rules of selling is to get your facts right?

I am thinking of buying some beachfront land in the north east, maybe near Maracajau?

Does anyone know of any reputable agents who deal with land there and won't rip you off?

Also I intend to open a club on the beachfront and so I was also wandering what the regulations of opening such a club on the beachfront would be?

As I do not own a property in the UK, when will Mortgages in Brazil be availiable from?

Any help would be great.

hi I see Lisa you are recommending Manzanares!!! I have a colleague who has had a realy bad experience in Natal with them! Le it be said that Spanish lawyers working in Brasil in newly opened offices are hardly going to be able to do a proper job. Manzanares knows that and sub-contracts to Brasilian lawyers!! Thus you pay international fees for the same work.

If you are in London and want a good Brasilian lawyer registerd and qulalified in the UK and Brasil, then try Nabas Legal Consultancy in London. The can help with all matters and speak perfect English.

Hi Parish
If you want to contact me, I have good knowledge of the Litoral Norte including Maracajaú area, and land available to buy, both frontline and behind the beach road. However if you intend to start a business here in Brasil you need to research more. Have you plans to come to Brasil, Natal in particular in the near future? If you want to open a club you will need to know who will be your target market. It will be some time before Maracajaú will have the demand for a club, and it seems you will want to borrow to finance your plans. I would be happy to discuss this with you. I live and work here, but do speak the language, so that helps. You will need a permanent visa to work here, so that is a first step to take. For that you will need to invest a minimum of $50000. Let me know if I can help in any way.

I have heard a lot about using ForEx companies to transfer money into Brasil when purchasing property. There have also been questions about opening a bank account with a bank in Brazil.

What I want to know is could I just open an account at an international bank here in the US, one that has locations in Brazil (like HSBC) and then just use the local branch in brasil to facilitate my purchase or depositing of any rental income? or is it more complicated than that?

Thanks.

PG
