Anyone buying here?
Impressive smaller scale development with excellent range of on site facilities in developing area with water park next door,planned golf courses,shopping centres etc.

Looks great resort as it was the 1st one I saw and considered buying into!

I didnt go ahead and purchase in the end as I had a query regarding access or should I say lack of access to the site which worried me!

But apart from that the location, resort itself and properties looked GREAT!

Seems we are on the same approximate wavelength.
What do you mean by lack of access?Do you refer to travel time from airport,local towns etc or to the site itself from the beach?

Hi WG,

I mean site access!

As if you look on the site plan of the area there is no official road access etc- it is just a dirt track that runs along near the coast where there are a few beach villas located!

When I asked in depth about my concerns regarding this they wer not able to tell me much and it didnt seem very positive either!

The development is surrounded by other parcels of land that are owned by other people so this would mean you would have to cross across others land to get to it which without the owners permission would be trespassing!

They were unsure as to where the entrance would be and also they would need to either try to purchase some land off the owner between the site and the dirt road thats already in place which they havent done or considered doing yet!

So you may have a great site but its useless if you cant get to it...????

And still like I said the main road is also just a dirt track and not even an official road or access!

Ah,site encumbrances...got it;thanks for the clarification.
On the masterplan it is denoted bottom left-will ask the developer for the latest when i am in Natal in 2 weeks time.

Apart from this it was the only reason that put me off at the time- otherwise it seems like a good investment aswell!!

Hi,

We sell Porto Dos Corais as well, so I can ask our guy out there to have a chat to the developers if you like.

Our take on the situation is that the holders of the other parcels are obliged by law to give unfettered access to a person's land, so I don't see it really being a problem, but it is best to be sure.

Question A question on negotiating on price

Hi - new to this forum and just 'on brink' of offering on two roperties in brazil - have bought in spain and BTL in the UK - might be a bit of a 'dim' question but I am going to try negotiate/ask for a discount on latest prices and availability - As previous buyers, is this normal for brazil/off-plan or have you found prices to be fairly fixed????

Hi JB,

Often it is easier to negotiate at very early stages in a development like ie.e- pre-release stages and before official launch etc!

Also when a project is not selling as fast as agents have hoped then this is also a good time to try to get a reduction!

All negotiations have to take place before you have even reserved or paid the 1st installment as after youve paid any monies they will not negotiate as you have already purchased.

My moto " If you dont ask you dont get" And never seem to eager as they wont budge otherwise!

Hi Jellybean,

There is never any harm in asking first of all.

In our experience developers will consider a discount if you are buying 2 or more units but not always give it becuase demand is high, etc..

Another way to get a discount is to offer to pay more than is required up front.

For some developers we have had to offer both of these together to get them to give a discount to our clients.
