Hi Joelino,

Is that Tabuba Beach being Cumbuco Tabuba 20 mins north of Fortaleza? I own a Beach Villa there for a near 2 year? I was last there just in November and due again in Feb! Not aware of any large development through a build at the moment but there is a few small developments on the way and another to start shortly I think.

Hi Paul
Yes, it is actually just before Cumbuco (coming from Fortaleza) right on the beach. I purchased it from Beach Front Brazil / Sand Garden Homes last June. They started construction in Aug. 2006 and it should be done in 2 months.
To get a better idea you can go to the Sand Garden Homes website to see it.
Perhaps, your villa is close by.

Hi Joe, yes I now know where it is I reconise the telephone mast in the back ground of one of the photos, your about a 10min walk further south of me, My place is right at the top end of Tabuba just before it goes into Cumbuco. I m aware of sand gardens homes, i have actually seen some of there work in Taiba (about a further 25mins north of Tabuba) just in November when I was there but didnt realise about that one in my own town. I ve being to Fortaleza 5 times before, will maybe living there soon too and know these areas well, I am going there again in Feb so will check it out if you like on hows it going as i am a building services engineer here in the UK. Or any tips on the area before you go just ask. You would of certainly paid gringo price for your development but i think you still certainly got a decent investment there as the highly expensive Cumbuco is growing into Tabuba and they is some good small projects going up just like yours as the small developments seem a much better investment in my mind than the big holiday complex types.

Thanks very much Paul. My wife and I were there in late July and we will of course have to go back to close title. They say that it will be keys ready in Feb. 08 and I believe that once that is complete we have to go there to make an ispection of our unit. It would be great it you could check things out for us when you are there. Let's keep in touch.

I was there also at that time 19th July until 4th Aug. Did you go to the Fortal Carnival in Futuro at the last weekend of the month?
These smaller developments seem to get built up near the planned time in these areas from what I can tell so good chance it should be ready. The builds in Taiba seemed a decent standard but I ll take a look at your development anyway in Feb. Did you get the detailed plans for the development before you bought?
Just out of interest 2 ground floor 2 beds on your developments are for sale again due to cancellations for $74K, can you remember what price those were when you first were checking the prices all that time ago?

I dont think we were in Fortaleza at the time of the Carnival. We stayed at the Villa Gale for 3 nights, 2full days only and then we had a flight to Porto Seguro where we stayed for a week. I did not get any detailed plans for the development before I bought, just the layouts of the project and the drawing for the unit.
Looking now at the website, unit 105 is for sale and uniit 303 is for sale. The 105 unit is the 2 bedroom and was first offered at $63,000. The 303 unit is the 3 bedroom (2 level) and was first offered at the same price of $151,000.

Do you know what part of Brasil you would like to see? I live in Natal and can show you opportunities for the North East part for your clients. Also we can research small plots individually, once we have some idea of your requirements.
