Default Re: Exchange Rates!

Hi all,

Lisa- so basically when we do the transfer at stages they will notify us how much we have to transfer to them in euros??
Good news for us if thats the case???
Then at their end they have to convert it themselves from euros into reals (at no cost to us!!) and transfer the money themselves into brazil is that right???

As I've also noticed that the money transfer details are that of grupo sanchez bank anyway- based in spain!

If this is the case then all we have to watch is the exchange rate conversion from £s to euros and hope that the rate for euros goes up as it means we will save money! But if it goes down we will loose out!

See ya D

Hi All,

I have recently purchased at Elegance Natal Golf and attended the launch last week in Madrid. I was accompanied by the company who i bought from - Resort Group International, and having visited i am convinced that the best phase within the development is Miltonia.

Hi LJS,

Nice you could join us-welcome to the forum!

I have bought through resort group aswell at Miltonia 2 weeks before the launch event!

Good news- that you went to the launch event as I dont think any other owners went to it- or they havent mentioned it yet anyway??

I really wanted to go but unfortunately I was on holiday with the family as it was kids halfterm week!

If you could give us lots of info about what happened at the launch and any extra info about whats going on that would be GREAT ...???

Take care-speak soon -D

Ljs
Why would you regard Miltonia to be the better phase?
Marginata is closer to the beach.-Additionally some of the higher floors should have superb sea views, which from the site plan appear unlikely from Miltonia-PLUS Marginata are less expensive. Please explain.

Good evening all!!

WG- Dont think anyone really intended to praise one more than the other to get anyones back up !
We have all made fab investments AT elegance regarldess of name or position of phase etc !!

We are all in this together at the end of the day and have all invested in what will be a fatastic resort!

Hopefully in a couple of years time we will all be cooking sausages on our BBQs and sipping pina coladas on each others terraces!!

Dont worry be happy! Love, peace and harmony neighbours!

Take care,
See ya D

Yeah....don't worry WG they will be all be down our side of the development looking for the sea !!!!

What's all this about sausages....I was dreaming of awakening my taste buds with King Prawns (camaroes), Sea Salmon, best Argentinian Steak, other succulent meats, tropical fruits and exotic juices etc etc...sausages indeed !!!

I'm wonderiing if 'Mintonia' is the party district and Marginata is the 'sleep in your hammock' district....probably my age !!

Happy Days

K

Hi deedee/woflgang,

my intention was not to annoy anyone - and as you both put it any investment on the resort is superb, because having seen all the other resorts at the event in Madrid, Elegance Natal golf is superior in numerous ways including, price, location, architecture and the credibility of the developer. My reasons for preferring Miltonia are based on a few things which i believe are crucial when it comes to selling the property which we will .

1) Having seen the model their is a parcel of land in front marginata that the developer has sold on to someone else - who knows what will get built there (and something will get built) and ddisrupt the view.
2) Miltonia is far less dense which is crucial selling point to alot of UK buyers - it has land behind where the luxury villas will be built amongst the golf course and in front it has four golf holes befor any other building.
3) with alot of the miltonia property on the higher floors you will have sea views over the golf course.
4) In my eyes there must be a reason why the developer priced miltonia higher than others - because they must think similarly.

As with all property purchases it is all subjective and as mentioned earlier any property purchase at Elegance Natal Golf is one that i dont think anyone will regret especially if you purchased in the pre-launch phase. I'm sure once the project is built it will far exceed our expectations.

Thanks
LS

Default RE: BBQs!

Hi all

Guys I dont mind Ill bring the argentinian steak instead then as Im sure they wont be short of it in brazil!!

Also in that case K do you have a couple of old bottles of chablis in your wine cellar you can dust off and bring them to the barbie ...???

I think all the phases at elegance have a few positives and negatives from one another but lets all not get critical and spoil the moment!!!

I feel great and happy about our investements I dont want to fell like weve started to put a dampner on it already!!!

Take care

Hi all,

Lisa yeah but if our contracts state how much we are paying in euros and at what stage then if there is a short fall at the euro and reals stage- Then its not fair if they come back and say that the payment is less than they expected and expect us to pay extra money!!

This is not right we have a set price that we pay for the property at the end of the day in a signed contract, they cant then turn round and ask for more money from us because the exchange rate for them was not as much as they thought??

If so then they are in the wrong once yopu sign a contract stating the asking price then that is what you pay no more no less!!!

See ya D

P.S- I know its not really you who has set this up its Gsanchez- and I appreciate the information you have given us and you finding out the situation for all the owners-Thankyou!!

Hi all,

Lisa -Thankyou for your commitment so far as to proving and answering queries for owners!

If they secure a rate surely they will not base it on the current market rate but will base it on a more favourable rate for themselves to allow for exchnage rate movement so like you said they will not loose out if the rate changes and there fore they will be better off from it so they dont loose money??

As you are right they will protect themselves no doubt from loosing money from the exchange rate fluctuations in the future!

See ya D
