I'm sorry Lisa but for the 'honest agent' mantle this little sting in the tale should have been made clear at the outset. Purchasers have made their purchase decision on and asking price in Euros and have taken their 'risk' decision on the Euros' v local currency conversion. NOT Es to Rs at a developers rate and back to £s again !!

I would be prepared to accept that this is a learning curve for the agents were it not for the 'we've done the due dilgence' sales pitch that you are all so fond of.

If I was really cynical here the developer could easily lift the pre-launch prices up to the post launch prices by imposing a punative exchange rate having had the considerable marketing benefit at the launch of saying X properties are already reserved.

I'm keen to purchase here but not at any price so lets hope my faith in human nature can be restored.

Sorry Lisa. My previous outburst was unacceptable and a reflection of a bad day. I shouldnt have implied any dishonesty on your part as I know this is not the case. I do however think there is a potential 'sting' here that does need to be resolved so we can all get back to dreaming about BBQ's and shrimps.

Dee dee-you sound like a lovely person though i can't help thinking your proposed solution to nuclear proliferation would probably be to have the G8 summit guys donning pixie hats,holding hands in a circle whilst singing teddy bears picnic.(joke intended ,not criticism!)

From an investors perspective,if someone makes an unsubstantiated comment which runs contrary to my own research and evaluation,i will be inviting them to elaborate-that is one of the principal benefits of forums,namely to consider alternative viewpoints and engage in healthy debate.If there is something i may have missed,i want to be aware of it.

Anway,looks like i'm going to beat you out to Brazil armed with my large notepad and trusty pixel device(I'll try to remember the raw sausages too!!)-i plan to be there early July for a few weeks.Sambaland here we come!

Hmm.....Seems i have missed several postings on this thread.
Lisa, what is your understanding of the intended usage and ownership of the plot of land immediately between Marginata and the beach?
My belief was that this was a protected area and comprised of sand dunes.
They would have to build pretty high to obscure my view as i reserved on the 4 th floor,though it would certainly be good to know.

Regarding the conversion issue, FYI,other developers have stated that they are prepared to shoulder the exchange rate element and i have read at least one other contract (approved by two seperate solicitors) for property in Brazil quoted in Euros.

Welcome back WG- Nice to see you have a good sense of humour!!

As much as I would love to see members of the G8 Prancing around like BILL & BEN the flower pot men it sriously will never happen!

Also where are you going to visit when in Brazil- are you doing a mass inspection trip all over or are you just going to grand natal to have a nosey around and corner the sales people over there and prod and poke around abit??? Leave no stone un-turned!!

Have a great trip-wish I was going!

Take lots of pickies if you can that would be great and share them with us-please??

The intention is to visit half a dozen or so proposed development sites over a two week period in the Fortaleza to Natal coastal stretch,as well as visit the two cities themselves and beaches in both areas.
I hope to return far better informed on many important issues as well as being several shades browner!

Hi all,

I am a new member and I was really pleased to find this forum and read all your views as I recently reserved an apartment at Grand Natal Golf too. I have found this thread extremely informative, so thanks for all your contributions!

This is actually my first property investment, so it is all new to me but I am pretty happy with the way things are going so far - hopefully I will benefit from some 'beginners luck'!

The only concern I have is that I have not received any contract or communication from Grupo Sanchez, even though my agent advised me that was likely to be sent out last week. He doesn't seem too worried by the delay, but he hasn't provided much information and I guess it could be a delay caused by the confusion over the currency payments - ie. euros to reals?

Has anyone else receieved a contract from the developers yet? Also, does anyone know when the 30% payment is due? I have seen various dates mentioned from June to Sepetember, so I was wondering if anyone had more concrete information on this? Are the payment dates likely to be specified in the contract?

Do not be too concerned: the sooner you receive your paperwork,the sooner you will have to pay!
Timing of 30% depends upon where you have purchased on site and yes,your contract will definitely specify payment dates.

WELCOME BENJA101-Glad to see you found us!

Like WG said it depends which section of elegance you bought in as they have different contract and start of build and completion dates!

As they cant start all 4 sections at the same time!

Once Grupo Sanchez have received your reservation fees they should send you an official reservation contract via e-mail with instructions on what to do!

Get confirmation from your agent about the fess, reservation etc!!

Thanks for the reponses wolfgang and deedee,

I reserved an apartment in miltonia, but i haven't actually paid anything yet. It is a bit strange as I made the reservation just before the Bank Holiday weekend (ie. at pre-launch prices) and my agent said he would make the payment arrangements for the reservation fee on my behalf during his visit to the exhibition in madrid.

However, he came back saying that the developers were swamped and that they were happy to accept the reservation was solid - even though the fee had not been paid yet - and that I should just wait until the contract was sent to me and that I would then have to pay the reservation fee by bank transfer at that time.

Therefore I am still waiting a little bit nervously until I get a communication from Grupo Sanchez themselves that my reservation is in fact confirmed - and at the agreed pre-launch price!

Is anyone else in the same position? Or have those of you in Miltonia already received your purchase contract?
