This is what im researching into even though im informed licences exist.Its a refundable reserve. (Dreamresorts). Im informed the 'main' licences are in place. 1 outstanding is stated to be the historical artifact search.Pre launch July when contracts will be drawn up putting a time span to when licence must be granted by. Funds held in a serco? bank account and not transfered until contract requirements are met otherwise its a refund. Funds will be paid so exit is possible and audit from vendor to brazil is met.Main launch in september.
my concerns are
the outstanding licence, deposit held awaiting licence if not obtained by pre launch which isnt feeling a wise move.
im informed full assistance will be given in getting csf,independant legal team to go through buying process etc.
im after views,experience,knowledge.

I am about to receive the keys for an offplan project in Tabuba, Ceará. Ocean Residence and Spa. I am in Brazil now and am very impressed so far. I have also invested in land over the last two years...the best thing i ever did.

Another neighbor! I have a Villa at the top end of Tabuba which I bought in March 2006, I visited the development Ocean Residance & Spa last Feburary to take some photos for another friend who has bought there, a good investment and area with infrastructure well in place, low density in a good residential area so have a good exit route to the local market (which is about 98% of the market). After a couple of visits at the time and after comparing against many other areas, I choose Tabuba due to the high boom which was happening in the bordering town Cumbuco, which seemed obvious to ripple into Tabuba like it is now.

Yeah, lots of patience s required, but the end result has been worth it.

Nice pousada. I have never been to Itacare. I hear it is nice. I will have to come and visit sometime.
My "pousada" is called Casa do John, which I built in 2007, and sold all the units. I now manage the rentals and service contract.
How long have you been in Brazil? I love it here.

Looking at your site my new project is at a similar stage to yours, we started around the middle of April. Lots of fun building in Brazil eh, I should think rural Ceara is not too dissimilar to rural Bahia.
