Your posts make so much more sense when you take into account that you are selling as well.

How come you keep forgetting to mention that all the English investors you have met were scammed by one agent for one development?? Or should I quote a famous criminal called Chopper Reid who said "Never let the truth get in the way of a good story".

Because all the english that I've met weren't all for ONE development oh "comprehension challenged" one. The ones I've met have been here to Aracaju over the last four years. Which at the beginning was for Keifer Robin's so-called "projects" that in reality only existed in his mind. And Keifer has/had a "group" of skillfully placed grifters in Europe and here in Brazil. Peter Roebuck, ***, and company. Then over the last couple years have been for Viva Vida, a Howard Davis, Joaquim Soares(who was involved with Keifer as well), and Marcos Mattos project. Now these lovely people have disbursed themselves further north throughout brazil to places like Fortaleza, Natal, and Piaui.

And I have yet to sell, or even attempted to sell, anything here in Brazil as of yet...once again my "comprehension challenged" one. Once we have our building permits in hand, then, and only then, we will begin marketing.

But it's good to know that you're "trying" to understand. If you like, maybe we can all chip in and hire you a tutor.

It is good that you changed your story from "Investors are being ripped off by every agent/developer" to "The investors I have met were ripped off by one agent with imaginary projects and some agents/developer (connected to the first agent) with a dodgy development"

It is pretty sad that you have to insult me when all I have done is question your motives which, judging by your reaction, I very much doubt are altruistic or benign.

Look at the very first post you made in this thread? Look at the tone and content. Think my responses are justifiable and a reasonable reaction. You can doubt whatever you like but your responses are chock full of misunderstandings. As I posted before, it appears as if you are uncapable of reading AND comprehending. And this last developer, Marcos Mattos, was not connected to Keifer Robins in any way, shape, or form. The only thing that was in common in the two situations was/is Joaquim Soares. Who was on board with Keifer, then went on board with Howard Davis. And although he had influence in this last project, Viva Vida, he was not the one driving the grift in the first situation. That was a 100% Keifer Robins scam. Who, as I stated earlier, had actually went to prison in the U.K. and in the U.S. for fraud. But, his "team" is still in Brazil.

My point in all of this being is that the majority of agents in england and europe don't know what the hell they're talking about when "selling brazil". Some on this site may, but they're certainly not the majority selling brazil. The majority of european agents are saying whatever needs to be said to make a sale. To hell with the clients well-being and giving him/her correct information. Look at Spain today, they are starting to market Brazil heavily. And have all kinds of websites that are giving misinformation. Plain and simple.

And once again, you can question my motives all you want. But I can give you contact details for close to a dozen english homeowners here in Brazil that will give you direct testimony of my relationship with them. How I've helped them, and at not only "no cost" to them, but actually costing me time, money, and problems! You see, fortunately I'm in the position where I don't "need" to sell anything. If we end up getting our building permits, building condo's, and making more money as a result.....great! And if not, it's no big deal to me.....I don't need it.

Ok so now you are saying that all agents are misleading the public, but some that frequent this site may know what they are talking about.

I am impressed how you cannot figure out whether some agents know what they are talking about but you are absolutely sure that the majority don't know what they are talking about.

Please explain how you can absolutely know the negative without absolutely knowing the positive....

Regarding whether you need the money you will get from your development is a moot point, a lot of developers don't need the money either, yet they still sell their development.

Point taken.....let me rephrase.

Numerous agents in Europe selling Brazil don't know what they're talking about.

Better?

Or, numerous (NOT ALL) agents in Europe are British citizens ripping off other British citizens by deliberately misinforming, or malinforming, lying and vastly overcharging for Brazil properties because they compare well to Europe prices and the Europe property market currently sucks.

I recently wrote to one well known and much publicised web advertiser, informing him that his agent here in Brazil was doubling the local price of property, and suggesting he deal direct with Brazilian brokers to save his clients money. Despite giving examples of 100+% commissions on specific deals, he declined to respond, obviously suggesting collusion.

I agree there is numerous agents that sell Brazil that have never been there and only sell developments with information provided by a developer or master agent. A number of companies will have a few Brazilian products, but they will all be provided to them by one master agent.

Whether agents are deliberately misleading clients; sure there are some of them. Most will not do this purposefully. Word gets around fast and the agent will only hurt his/her own reputation.

The trick is to find an agent with a vested interest in Brazil. Ask the right questions of them; e.g. Have they been to Brazil? Have the particular sales person been to Brazil? Do any in the company speak Portuguese (I honestly do not know how you can sell any development in Brazil without at least an understanding of Portuguese)? Do they only sell one project in one state or do they have a wider cover (such as numerous properties in one state, or different properties in different states)?

Do your own research, don't believe everything the agent says and always employ independent lawyers. The might seem steep in the beginning, but it will end up saving you money in the long term.
