Default Real Estate International - Help needed

Hi Guys;

I am about to put down a deposit on cocnut groove land , with Real estate International, has anybody dealt with them? and what do you think about the project in Taiba?

Help appreciated

Without my papers in front of me, I thought Coconut Grove located in Fleixeiras beach, Trairi? If so that's about 50 km from Taiba?

If the basic information such as the location of the development is unclear it may well be that you need to do more research before comitting. However, ask yourself these questions:

Has the legality of the project has been verified to you (has someone done Due Diligence on the project)?
Is your reservation deposit fully refundable in case anything regarding what you have been told is incorrect (up until PPC)?
Is your reservation being held in Europe or sent to Brazil pending PPC? (pref. Europe)
Where are you sending the money when you sign the PPC? (needs to be registered with Banco Central do Brasil as coming from you)
Are you comfortable that the price is comparable to other projects in the area?
Are you confident in your agents? Could they answer your questions confidently and correctly and do they know the product well?

Personally I don't know of Real Estate International and couldn't find them on the internet anywhere. Are you sure that's their full name? Do they have a website?

I know of the development Coconut Grove and having done a preliminary study on it and the surrounding areas, it did appear to show potential for growth and as such an opportunity to invest.

We are not selling it at the moment because of legal complications (which needn't necessarily reflect the development, the delay could have been a number of different people's fault, from the lawyers, to the architect, town hall, etc).

Bottom line is I can't tell you to go ahead because I haven't seen the legal documents I require to be confident of the security of the investment. But if your agent has those documents in his possession and you are confident in their reputation and transparency and you are happy with your answers to the aforementioned questions then go for it and good luck.

Oh and a fundamental question: Are you buying it purely as an investment or are you thinking of holding it for a while and maybe using it?

If there is any chance that you will use it, go and visit the location before you decide so you can get a better idea of what the country, region and area are like before comitting.

If it's purely financial, they go with the numbers (assuming you have checked them of course)

Sound like a big company with offices on every continent. They must have very discreet offices because their head office is in the road next to the one I live on and I'd never even noticed their offices. I'll have a look on the way home tonight and see if I can look in their office window.

Apart from that, I don't know anything about the company so can't advise, sorry.

About the development, as I said in my first reply, it looks good on paper but I haven't been to see the site nor have I received confirmation from the lawyers that it is all signed and sealed. For me personally I need either an independent lawyers written confirmation that the paperwork is 100% ok or I need to visit the site myself and check the paperwork myself. You say you've received a due diligence report stating that it is all legal and will be delivered as promised.

So in that case, as long as it meets your criteria to purchase, go for it. Or you could look around but you know what they say... the grass is always greener on the other side. You can always find something that is "that" much better than the one before. However, the longer you wait, the less your money is worth, the earlier you invest it, the more returns you'll see.

This comes from a basic financial investment premise that if you invest your money later rather than sooner, you are losing out on the returns that could have been generated during the period when it was doing nothing.

As long as your money is safely invested in a development that won't vanish overnight, you can only make more or less returns, but you'll never lose everything.

A couple of people on these forums have used Manzanares and seem happy with them. I do a lot of work through them and am generally happy with their services. They are based in Spain but have a network of lawyers they work with in many countries. They tend to take their time and give a lot of details in the report.

Another law firm which is mentioned on these forums quite a bit is José C Santiago Esq. I've never worked with him but his advice here on the forums has always been very good.

Mike (michaelbush) on the forums uses someone in Brazil whose name escapes me at the moment but he'll probably be kind enough to come on and post it for you.

The one I have mentioned is London based. Does full checks on title, contracts etc etc. their site is Nabas Legal Consultancy Ltd. - you can call them.
