Never use the same lawyer as the builder. As for registering title deeds you do not even need a solicitor .It is very straight forward providing all documents are in order with both parties. The location will be stunning because Brazil is stunning ,but all the more reason to be extra cautious especially in this case.It sounds like a classic rip off job!

I was also given the due diligence report, and it did not have the infrastructure report, just because they had not collected it yet, as it was not needed. I asked for this document and 5 days later I had it, then I gave the okay.

I have finished on completing on a unit and the lawyer I used was also Rui Farias, however I was impressed. For a 9000 purchase they use the same lawyer as a cost saver for the client, I am not going to spend 3000 on lawyers for a 9000 investment. It is registering a title deed. You can use your own lawyer to check out the docs, do that in UK, but for title deed, it makes sense to use that lawyer.

The reason he can represent you all is because of the way it works, the protection is all there from the banks for example to protect your money.

I have seen the original SEMACE and renewal documents, but it is standard procedure in Brazil to renew the SEMACE yearly.

I hope this answers any questions David.

.
I have used Rui Farias before for business use, not buying land and nothing to do with Coral, and will certainly use him again and meeting a few different lawyers he came up best with me! But I would not use as in your case though, Ralph and Dotty are spot on right. I see what you mean by it only a £9000 investment if its not a great lot too you, but you say 3000 for a lawyer, you must mean R$3000 surely, even thats expensive, when I bought R$150,000rais beach villa (or £39,000 as it was back then) my lawyer was R$2,000rais.

Regards
Paul

If you are buying from a reputable company then you take the documents to a lawyer to look at.Then if all is ok you go and register at the cartorio .THIS CAN ONLY BE DONE IF ALL DOCUMENTS REQUIRED ARE IN PLACE.The sum you are paying even if it is 3,000 reais seems way dodgy and should cost hardly anything.HOW MANY PAGES IS THE DOCUMENT?QUOTE=PAUL-brasil;43190]I have used Rui Farias before for business use, not buying land and nothing to do with Coral, and will certainly use him again and meeting a few different lawyers he came up best with me! Thanks for the answers to all.

That is fine if you are happy then good. I was just telling my experience. I just think that not having all the documents in English makes it harder for me, the customer, to make a decision. Also it makes sense to use an independent Solicitor, in the Uk i would never use the same legal representative as the seller and the developer. I am curious now, not that it matters any more but just for curiosity.
I would like to hear from anyone who has received their title deed and anyone who used an Independent Solicitor that passed Coral Beach ; All you buyers, have you all used the same Solicitor? If there is someone who has not used this firm then let me know to my private email.

I hope this doesn’t offend anyone.

MartinT - If it is not too rude to ask, what size of unit did you get for £9,000 and is this a frontline unit? Did you have additional costs on top of this and what currency did you make payment in? Just asking as thinking of making purchase and want to know what total costs are.

Default Coral Beach. Same Lawyers as Developers?

Just to keep everyone informed,
I have not recieved any contact from a single person of these "fully satified buyers" contact me with details of thier Title Deeds and an Independent lawyer!! I have found out it takes weeks to get a proper Title deed in Brazil. It seems that these buyers are not reading this forum anymore! Come on buyers! Prove me wrong!!! Is there anyone who has bought from a lawyer other then Rui Ferias??
