Sarah, when you say "completing in 28 days" do you mean to go from making a reservation deposit to actually having finished the transaction in 28 days?

If so, it seems a bit optimistic personally. But the important thing is to have checked all the legalities - our lawyers could do it in 28 days with total developer collaboration. But to find a lawyer, get them in touch with the developer and prepare the report for you 28 days might be pushing it.

How far along the process are you... Have you got a CPF yet?

And in answer to your question which I just read. Yes, as long as our lawyers approve the project for sale, we'll offer it to our investors, however until we've checked it 100% we won't.

I have placed the reservation, I have received a due diligence report, and have signed and sent off my power of attorney. My CPF should be ready Monday.

I have been told the first 14 days is to receive due diligence, power of attorney, CPF etc. The second block of 14 days is to finalise if satisifed.

I am using currencies direct in the UK as they are business aprtners on this project, and I have been in touch with them in London office. They handle the monies.

I then need to send my money if I am happy, this money is held in the Central bank of brazil until the power of attorney is used to assign the money to the title deed. Without a clean and clear title deed the money is returned to me within 90 days /by the brazil government.

I do like the securities in place, and it has made me feel secure. Everything has to check out or the bank does not release the monies. I am using the A&T Lawfirm in Fortaleza, who are considered very highly, and have been recommended my not just htis company.

I have a letter of recommendation from national homebuilder of the year (past 4 years) and holder of 24 homebuiler awards in the UK, also AIPP pledged companies have written letters to verify that this project is what it is.

I am therefore very satisifed and I have done my homework, but just want to be certain that transfer, signing, CPF can be done in 28 days. I dont want to lose my deposit, or my units.

Who are the developers of this project?

Can I get savings going direct, or am I already?

I like all developers but I trust none. Goes with the trade I'm afraid. Once I get legal confirmation that everything they have told me can be proved and that they are actually offering a good investment while making money themselves too, then I like them a lot more.

Regarding this development, I like it. But until I get the legal report back I'm afraid that is as much as I'll move.

I'm not sure if you are buying directly from the developers - who did you buy from? However even if you aren't, with all due respect, the same way I wouldn't want you trying to cut my company out of the loop to save money on an investment deal we'd brought to your attention, I also don't think it would be correct to do it to another agency (providing they have acted above board and given you sound advice of course).

The Due Diligence you have received. Have you read it? Is it in English? Read it carefully - not because I'm suspicious of this development but the amount of times that buyers (and agents) receive a piece of paper stamped "due diligence" and just put it in the filing cabinet without reading it would surprise you.

Not all DDR are positive, others while positive also highlight important information about the development that could change your mind with regards to your opinion about the property you are buying.

Simon- obviously your idea of beachfront differs from mine!!! Frontline it may be, due to not being able to build nearer the beach. Having to walk 300-500m or more, over dunes to the beach is not too much fun! I did get the info up on Google the first time. I guess the cheaper plots are at the back, and you will need a car to get to the beach some 3km away! Not having the map of the loteamento, does not change anything. No way is this resort "Beachfront". However I wish you luck with your purchase.

The resort is beachfront. At least according to the information I have received so far which is still being checked. What is not beachfront are (as Mike rightly points out) the units at the back of the development, near the lake.

Yes JM i agree, your points are all honest and fair.

They have brought things to my attention, such as infrastrucvtures and timelines. I have received an investment memorandum from the parent company, which covered full insight. That was in English.

I have received the translated documents and the original docuemnts certified by the lawyer I am using. There are a couple of things, like always, that can go wrong. But I will own 100% title deed of my land, and I can build on it, so no matter what, I have what I wanted.

Like you said JM though, I believe it is important to acknowledge the facts that are important to them and their investment / as investors.

Also, I would like to make it clear that I am not an ammateur, and I would not cut the agency out, I would like to compare the prices. I am buying through Venturis UK.

I do own quite a few other properties, from Spain to Malaysia... so I do not allow people to pull the wool over my eyes or I would have crashed and burned a long time ago.

I am genuinely satisified and even impressed with the company, and they have really treated me well.

I will be treated badly if they will make me money though!!

Fab, I am more excited than ever, and thank you all for your time!

No, my money is in my bank, I am transfering next Friday, or may need a couple of days extra, as my money is tied up until then.

John, it is clear that there will be no building close enough to the beach to call it Beachfront. It may however be called frontline. I was merely pointing out that peole will need to walk accross a lot of hot sand to get to the sea! that apart from those plots at the back where people will to get in their air conditioned cars to get there before walking accross the sand, and they will therefore need a car park at the closest point to the beach!
