definately not. Coral Beach are an independent company set up in Brazil by PBI. It is an investment and subdivision and now resale by Venturis International and other companies. I have spoken to them today, and they are aware now of this forum, but apparently want to leave it to open discussion, but are available for any queries. Coconut Grove I have also tried to get in touch with, but it seems this project is confusing everybody. They did say however at CB that they will assist any client who is experiencing any problems including communication problems.

So to clarify, defiantely not the same developers.

Hi Simon,

they are going to hate us!!! I called them also... yes they explained me the same.

Apparently though there are lodgings infront of Coconut Grove, but these people are being located to new housing at the rear of the site. The actual development is available, but it is going to be brought to the market in a different way, maybe developed etc! The development is open to investment though I have been told, and you can purchase through the developer in that project, hence their assistance in relocating people who have bought there. So I guess they are investing and protecting some of us clients who may have bought there, for business reasons, its protects the market place.

Original coconut grove was brought to market via RealEst International, who sell in a few other areas aswell, including Las Vegas. They have sold these and promoted in Coconut Grove, and it appears have either sold this project on and had to drop the existing clients, or have lost the marketing rights to it. Either way, the project is available if anyone really wants it. Sounds all a bit complicated to me though.

by the way, coral beach developers appear to be taking over or selling this project now, and venturis international say they are not focusing on it, but for any client who has their heart set on coconut grove, can purchase through them, but they still recommend their major development Coral Beach as the place to invest into.

hi again sarah, I havent been ignoring your posts!!
I am planning to go ahead with Coral Beach, actually 2 ro 4 units.

I bought in Natal but have been let down by someone, so I was recommended this project, and have found the posts here overall quite positive, which is really unusual haha!!

I am speaking with a guy who works for the developer, through Venturis, who are an agent I believe, or according to yourself exclusive marketing partners for this project.

Coconut Grove I hear so much conflicting information that I have had enough of it. It is about 5 miles away from coral beach, and is apparently an alright place, but the location is not as nice, and the price is higher. It also does not offer the amenities that this development offers, and I find the set up of Venturis comforting I should say as an investor- its basically easy.

I am in my research stage, but providing everything I am waiting on is positive, then i will go ahead with as many as I feel it demands.

I am a little worried of missing the best plots because according to the sitemap I want to either be on the east or front side.

Where are you located?

keith;

Please name and shame, the one who recommended you to buy in Natal, at the end of the day, we are all here to share a useful info not misleading!

Well now, coconut grove is moving from its original place due to fisherman dwellings, what i am asking, is coral beach going to be built on this ex- coconut grove land question? from the location, it sounds like it!

I can definately confirm that this is a different site. The coconut grove location I have google earthed and I have also seen Coral Beach, they are genuinely 5 miles or more apart, one is the posh end, coconut grove is the shanty end of the town. The Coral Beach site is very defined as it actually joins to the town of Trairi and also to the lagoon at the back, the river to the east and the town of flecheiras to the west. All the site is north facing.

Also, I am confident this project will go ahead, my seller in Natal was my brother in law, he hadnt checked his paperwork so he was selling me land he had never owned that he thought he had bought 6 years ago. He has got his money back and it was held believe iit or not. He has made a killing on his money from the transfer, over 40 or 50% with no effort, so it worked out ok. He is buying with me in Coral Beach as it is the same price that he originally paid 6 years ago, nearly 7, but now he is investing profit from the XE rate. great news!

I am buying 4 i rekon, and its sitll half the price of the 4 I was going to buy in Natal. He is buying another 4. We intend to build 4 villas on the 8 plots and rent them out or sell them on as villa community, its a nice plan and we fancy becoming the developer and making the profits you all seem to make.

I have priced apartments and villas here, and i can build for 100k and sell for 200k today, so by the time its built, the area has appreciated and the market moves on, I am sure that could be 300 for the right property. Also this is a resort, so that will add value, its not just a villa in the middle of no where.

Its a sensible plan, and I am aware of the risks, but as I am not building for a year, I can see if I have made the right choice before I over commit. Do you not agree?

I guess my reasons are the same as everyone elses, and is why us diligent investors discuss here.

And another thing, NEVER BUY LAND OFF MY BROTHER IN LAW IN NATAL

hehe, thats definetly an investment, can you build straight away, when is the infrastr. will be completed? i wouldn't buy 4 plots, too much risk, go with 2 first, and see how it goes
