Default Coral Beach Brazil

Hello.

I am new to this forum, and hope it can be of assistance to myself and others like myself.

I am interested in purchasing a plot of land in the Coral Beach Resort, about 45 minutes drive north of the city of Fortaleza.

I am paying 39.89 USD per m2, and am confident that in comparrison to other overseas agents this is a competitive price. Also, the company selling it came recommended by a friend, well actually an agent that I have used before in London.

Can anybody who has purchased here give me some advice as to what to look out for and how I should handle the process on this case. I need a power of attorney certified by my local notaire then sent to brazil, apparently this will also assist in transferring funds through the escrow like system they have there, which i presume is to prevent money laundering.

Is 28 days realistic to complete? Although I have been given 6 weeks, I want to make sure this is realistic before I place a deposit.

Hello Sarah,
I know these areas well, just thought Ill let you know that Coral Beach being located by the village of Flexeiras is nearer to 2 hours away from Fortaleza than the 45 minutes stated on sales websites.

Hi Paul - As you know the area well, can you confirm these are actually "beachfront" plots or are they, like others on offer, some distance from the beach. The Coral Beach web site does not actually make this clear from their images but it does appear to be set back some distance from the beach. If this is the case then the plots are not going to show capital growth for a long time after, and if, the resort gets built. Anyone interested should should get all documents re the division of the plots, copy of title deeds etc, with a detailed map of the area showing how far it is from the beach, project details for the infrastructure, and contractual details of the obligation to fulfill the infrastructure promised.

Hello Sarah,

Ok, I have just finalised on purchasing, and yes, technically this is a front line beach development, there is no other development infront of it. There is also a guaranteed direct beach accesss from all plots, and I have seen the environmental site map and also the sub division map.

I have been satisified with their due diligence and am moving ahead with my purchase.

From the detailed research I have done, this investment is what it is! Front line beach and a nice investment to own. Good luck sarah, and maybe you are my new neighbour!

also, just to let you know, my friend has visited this site, and it was 50 minutes away from the airport on the new road, but delays do get caused when accessing due to the town and cuirrent infrastructure. 2 hrs is totally un realistic, and makes me wonder your motives for writing that?

Hi Mike,
No I can not confirm that there are beachfront or not. I do not know the development and I have not even been to Flexeiras. I have though been to many of the towns in Ceara and seen quite a few developments as plots, during contruction and at completion, hence why i said I know the areas, some areas alot more than others.

Apologies, I was under the impression you were mis educating people, when it is now clear that you are being helpful. I have a close friend who visited this site, and he has assured me that everything is kosher. I hope you do get to explore this area soon, as it is only an hour from the airport, and that is in the current circumstances of infrastructures.

Hello Mr Eaton,
No I have not been to Flexeiras, but I have been past it on my way to Aracati for the Carnival they had just begining of Feburary, Aracati which is a few miles futher than Flexeiras. Took us over 2 hours from Fortaleza Beira Mar in a speeding 4x4. Aracati is about 150KM from Fortaleza, Flexeiras is suppose to be about 140KM. Taiba where I have been to a few times is states about 60KM and takes 1hr drive time, Cumbuco which is about 30KM takes me 25 mins from the Fortaleza Iracema Centro and i know that Cumbuco journey well because Cumbuco is where my Villa is which I have owed for 2year, the airport trip to Cumbuco takes about 50mins. I have been to Fortaleza 6 times and especially did alot of town investigating before on my 2 journeys before i even bought.

For the record I certainly have NO motives, I m a keen investor in Brazil but a realistic and sensable one, if you had the slightest thought that i may be an agent then i am offended!!!LOL! My only motive was to give an honest opinion from some experience out of my free momets i sometimes get to try help any readers, which a few of us on here kindly do.

Default So much for due dilligence!

Hmm.....Confusion and misinformation certainly abounds here. Perhaps i can offer some assistance as everyone is talking at total cross purposes.

To begin with there are TWO Flexeiras.

One is approx 1 hour NORTH of Fortaleza in Ceara which is where the Coconut Grove development will be.
The other Flexeiras is in Alagoas which is approx a two hour drive SOUTH of Recife near Maceio and this is where Coral Beach Resort will be.

Paul your compass is way off i'm sorry to say. Neither Flexeiras is anywhere near Aracati which is approx one hour and a half SOUTH of Fortaleza.

Hope that clarifies and helps those that are considering a purchase with the geography of N.E Brazil.
