Ok, thanks for responding. But your grammer indicates you are not a native english speaker... so where are you from? What is your native language?

Lisa, let us not forget you are on this Board to sell property that you have a vested interest, and this means you have a biased opinion about Brazil, the market there and specifically the properties you make commission on. You say you have 15 construction (real estate) projects in 15 countries and offices in US, Norway and Spain. Frankly, that is hard to believe unless you work for a media mogul like Mr. Murdock or Trump.That said, where are you and what is your motivation here exactly? And again, I´m extremely skeptical about people and outsiders like yourself coming to Brazil. What´s your payback on these 1st world projects in 2nd/3rd world countries like Brazil (northeast)?

And Lisa, I´m no expert but I´ve done enough business in Brazil to form an educated opinion about the country, so I want the bottom line in regards to what you are doing here on this Forum and what you hope to gain by posting here.

Finally, why should we trust you and where are your references and what is ¨Gran Natal Golf¨ about?

Lisa isn't a "native english speaker", she's English (aka not American) and I can't fault her grammar unless I look at it like an American and then sure it might look a bit funny. As one of your countrymen would say (Bill Bryson) "we invented the language old chap, you lot just added colour" (or color if you prefer)

Lisa has not only been on these forums for a great deal longer than you Raimundo, but is currently being grilled (in what appears to me as a derrogatory remarks) by you on a post which she started merely to try and help other forumites out of a sticky situation. Something she has no obligation to do, I might add, but which I'm sure is appreciated by them.

If you want to know more about Lisa and her "hidden agenda" I suggest you rifle through the hundreds of posts which were posted on these forums before you joined and which you obviously haven't read yet - you can read her posts and figure it out for yourself.

You obviously have a vested interest in promoting your own forums - doesn't take a genius to figure that out, the same way an agent who is here to promote something on these forums would be here to promote real estate they are selling.

Hi Raimundo

not sure why its hard to believe someone cant have offices and do business in many countries. I am small fry but have started companies (and hence have offices) in 4 countries (admittedly i have no employees and they have been purely to buy properties in countries where foreigners could not buy easily) and it really not that hard.
I would like to second that whilst lisa does sell property (also in barzil) she has been helpful and considerate towards her former customers (which she has no obligation to be) on this forum. If you dont know what "Grand Natal Golf" is maybe you should not be posting on this particular thread - Have you reserved at Grand Natal Golf ?

p.s. i know my grammar is poor but to be honest lisa's looks more normal to me than yours but maybe because i an english.

With regards to posting on the forum most people on here have a hidden agenda of some kind or a vested interest in one way or another.

Lisa has been a great asset to the forum and has tried her utmost to help people with any queries, issues or problems in public view and behind the scenes so she deserves abit more respect and less backlash.

Firstly I donīt see the necessity to defend myself on here, however as you have asked, I will respond. I would hope that my reputation would have preceded me with the many (I believe informative) posts that I have made. I donīt deny that I have a marketing interest on this forum, but like yourself I pay my subscription and place these postings in the relevant sub-section.

I have been a member on the forum now for well over a year and over that time have tried to contribute with the knowledge I have obtained through my own personal research.

With regards to my company, we are Marben International. Our head office is in La Manga Club, Spain. We have satellite offices in La Cala de Mijas on Costa Del Sol, another in New Boston in New Hampshire, USA and an administration office just outside Oslo in Norway. We donīt claim to be anywhere near the size of the Trump Organization or indeed any other multinational blue chip PLC type of business. We are however successful, and in true American style believe that service and honesty to our clients is key.

I can assure you I am very much "English" - although had part of my education in USA and some in France. I was however raised for the bulk of my life in Lancashire in the North of England and my Major was Law and Business from the university of West London.

I am 36 years old, have worked for 2 very large corporate blue chip Top 100 FTSE organisations in the UK before moving to Spain almost 7 years ago. Since then I have been in the Real Estate sector and like so many worked my way from the bottom to the position I hold now of Customer Service and Marketing Director.

With regards to this specific post, I am merely trying to assist those people (not all of which have previously bought through me) to ensure their large deposits are returned in a timely fashion. This is out of professional loyalty and nothing more. Hopefully the people concerned appreciate the time and effort I have invested in trying to sort things out for them, and I hope that with those people, with whom I have now had many conversations, that there is certainly an element of trust there.

I understand your personal thoughts about Brazil, however one could make the same comments about so many other countries around the world. Every market has its advantages and disadvantages. It is essential that through research, any prospective buyer understands this. I always try to highlight the proīs and the cons of buying anywhere. If you would like to see testimonials from many of my previous buyers, and industry colleagues, then drop me a PM as I will happily send these to you.

I hope this response gives you some faith, but feel free to pose any further questions you may have.

Well actually Lisa had you done your research in Brasil and not been blown away by the GNG project you would not be trying to get back the clients bank guarantees back of which they will have to pay lawyers 500,00-1,500 euros (as quoted previously).Does that add up ,I doubt it.

I totally agree, however, I was selling GNG "Pre-release" and pre-license" like so many other agents. In my defense, I was not in a senior enough position at that time to argue the point regarding the selling of the project with my superiors even though I tried!!

That company has learnt its lesson (as have their directors) as that company is no longer trading, and I can assure you that with Marben International we carry out full due diligence and only offer projects that have the "registro de incorporacao" and can proceed legally to contract within 30 days of reservation.

Unfortunately I am not a lawyer and therefore cant offer free legal services to these clients. (I would if I was qualified to do so!) and whilst I agree it seems a little unfair to have pay the legal fees on the GNG situation, I also understand that the lawyers are running a business and have to be recompensed for their time. I have absolutely no control whatsoever over the legal fees, and I have stated so many times before nobody is dutibound to use the appointed lawyers that I have recommended.

Hi all,

For the record the bank guarentee retreival fee is 500 euros only and the 1500 euro fee is for them to leagally represent you in the property purchase from start to finish if you still wish to proceed.

This is all clearly stated on the authorisation form sent from the brazilian lawyers.

Also If you re-read the posts GNG golf was marketed by a company that she PREVIOUSLY work for and marben intl are not marketing GNG.

I am confused! I am being told that I need to pay 1500 euros just for bank guarantee retrieval fee through Manzanares whereas both you and Lisa (Marben) have a figure of 500. Could you let me know who you are dealing with so that I can try and get a straight answer please. Also who are the Brazilian lawyers you refer to?
