I take it back - Galatea is off to one side so potentially they could have received licenses for that phase only.

Okay here goes. This is the very latest information on the Gran natal Golf situation. Some of you will be overjoyed and some will be greatly concerned as to how this affects you.

The final license was granted yesterday for Galatea, which gives an indication that the project may proceed. This license has been viewed and inspected by our appointed lawyers and they advise it "appears" to be in order.

The other 3 phases Miltonia, Solanum and Marginata are expected to receive the same licenses over the course of the next 4 weeks. This is an expectation and not a guarantee.

In order for you to be able to execute your bank guarantee, GS must BREACH your individual reservation contract. (ie not have the required license by the time the contract expires exactly 1 year from the date on the original contract) I know for a fact that some contracts have now been breached. In this instance you have a choice as to whether you execute the bank guarantee and claim your refund or whether you proceed with your purchase.

For those of you that reserved at galatea and have a contract that has not yet expired, unfortunately your bank guarantee is no longer valid and therefore it is more difficult to execute a refund as in effect your contract has not been breached.

Please ensure you ALL liase with your lawyers as a matter of urgency now in order to establish your own personal position. We are in a situation where some will obatain refunds through the bank Guarantee and others will see these become invalid as licenses are issued. In this instance if you decide not to proceed to Contract you WILL Lose your deposits.

Please PM on a na individual bassi is I can offer any more advise or something isnt clear.

right here is what i had back from GS ... seems to be for just Galetea... hmm well that didnt work. the files were sent to me in jpeg and i dont have any resizing software on here right now. anyone wants a copy just ask and ill email them.
please feel free to resize and post on forum.
did manage to get this pdf file i wa sent attached havent really looked at it yet. and below is a copy of mail from GS.

What I can tell you about the development is if you liked it enough to book 2 units last May you don’t have reason to cancel it now. I mean none regarding directly Elegance Natal Golf indeed.

The development is still as good and great then as the time we launched it, the improvement of infrastructure in Natal are still moving forward in the good direction and the climate is still so pleasant and sunny.

Natal is representative of the Brazilian way of life without the problem of Rio de Janeiro or San Paulo.



So as you request please find enclosed the copy of the building Licence and the “registro de incorporaçao”. We will start with the construction the Galatea next June then Miltionia and Marginata / Solanum.



I hope that you are still convinced by the quality of such great development that Elegance Natal Golf.



We will send a large communication in the following days to all our customers. In the meanwhile don’t hesitate to contact me for any additional information.

That's not the license you need, the ones you need are called "Licença de Instalaçao" and "Registo de Incorporaçao".

Maybe those two were the jpegs you were sent - feel free to send them to my email address if you still have it and I'll check if you want me to - without those, this one in pdf you posted is worth nothing.

I've lost count of the different types of Alvará de Construçao I've received from developers (each town hall does it in their own format which may be the same as the next town hall or may be totally different).

However I don't remember any off-hand where the person who signed it hasn't been identified and where there is no town hall stamp of authenticity.

It's also a bit odd that there are several fields which are blank, namely the identity of the builder and the technical advisor to the works but that might all be explained in the Jpegs.

Totally agree with what you are saying here, however our Lawyers have checked out everything and apparently the "licensia de Instalacao" and the "registro de Incorporacao" have been issued and "appear" to be in order. The lawyers have confirmed that they have seen the reuiquired dcouments but are now waiting for futher information before advising clients in this block to proceed to contract. (I assume further bank guarantees etc) At this stage only for Galatea, however with this issued it is now only time before the others will follow.

Wierd I was sure I added that into the post but obviously my fingers were typing faster than my brain was thinking and it got left out. Thanks Lisa for pointing that error out to me.

This was meant to be in my previous post:

As Lisa said Manzanares have checked the licenses and they appear fine I feel confident that they must have received them. Manza work very closely with the company I work for and if they have given it the thumbs up I would expect it to have been checked thoroughly. Those two were probably the JPegs you were sent, which Manzanares have already checked and approved.

Thanks Lisa... and sorry if my post came across to harsh. I just wanted to know what exactly what you are selling here. In regards to Mr. Broad and his comments, I'm pretty much retired and my Forum is a hobby, nothing more, and frankly, I don't need any more business, I have enough already. And the hyperlinks in my sig, well, it's open space so I'll fill it in just like the other 'Premium Agency Members' as we are called. I did not come on this Board to agree with all you guys, nor to disagree either. And I feel a person in Lisa's position should be expected tough questions and that is simply part of the game. The fact that Lisa is a long time poster, ok, so she deserves more backing. But Newbies should be able to ask the hard questions. And again Lisa, I appreciate you responding, but consider it part of the game of real estate.

Fyi: My Lending is mostly local, that said, gaining anything here was not my motivation and not the reason why I opted to join this Forum. If anything, I joined to try and warn others to not make the same mistakes we did. I'm giving of my time here, nothing more, nothing less and I'd like to think that we are pro-active. That said, we (I and my partner) was scammed in Colombia via one agency and we wrote a book about it. That said, if you get taken, don't get mad, get even and write a Book-that is what we did.

You can just imagine the amount of frantic conversations between GS and the authorities as they try and get the appropriate licences issued before the deadlines. There must be an awful lot of money at stake here. The irony is that GS stand on the verge of obtaining large sums without a brick being laid as I cannot think that many of the current batch of purchasers will feel confident enough to proceed with their purchase...I may be wrong !
