Default Jacuma Beach Resort

Hi Everyone.

Has anyone bought in Jacuma beach Resort. Please let me know what do you think about this development and also about investing in this part of Brazil.
Does anyone know if they have started building?

I think Jacuma is a great project in the right spot, plus it has some big names involved like Abreu and Sol Melia. Sol Melia is going to run the Hotel as well as handle rentals for the rest of the resort.

The project is fully licensed and they are due to start building in the next few months. The delays were due to getting Sol Melia on board and ensuring that everything is to the Sol Melia 5 star standard.

I am in the process of exchanging contracts and paying my first instalment this week. The developer has promised a Guarantee of Final Building works known as "Work conclusion insurance" to be sent out individually to clients. Is it normal practice to get it after signing the contract? Or should it be provided before?
What do you HONESTLY think about this development having in mind that similar developments have failed in the past e.g. Lagoa de Coelho.
Also Grupo Sanchez Development in Pitangui recently.

I went there last week to visit the area of construction and we had extremely heavy rain over that particular weekend.Unfortunately,it was waterlogged and lagoons had formed leading up to the land .So this told me that unless the prefeitura sort out the sewage problems then it will have a lot of damp and humidity around the complex.It is reported that they will build decent roads,but really the focus should be on the sorting out where the rain should be going first and waste matter.

The company I work for does our own Due Diligence checks on any development we look to take on, including but not limited to legal implications. These checks can take up to 4 months to complete for some developments and as little as one month for other developments.

Grupo Sanchez didn't fulfil the legal requirements we require so we didn't promote it. Lagoa do Coelho passed the legal due diligence however when we visited the location and saw the surroundings we decided not to promote it.

Jacuma has passed the legal due diligence and I've been out there and stood on the ground (and flown over it) and it passed our inspection visit as well so we consider it a safe investment and are offering it to our clients.

The work completion insurance is pretty standard in Brazil - The company who is building the development is insured - As Robh said there were some final minor amendments being done to the infrastructure because of Sol Melias input and everything should be finalised by the end of May with ground movement in June.

I do not mean to be a pain,but have you visited Jacuma when it is howling with rain? It is horrendous and seriously waterlogged,but not only there but the road leading upto it!
I hope they do not fall flat on their face like the others.
Golfingworld mentioned that they use the beach to transport,well that is often the case as the roads are waterlogged in bad weather.Always speak to the locals and ask them about lagoons forming in roads,look at the sides of their homes and walls,walk on their grass if they let you(always use wellies in wet weather)and good luck!

Oh and just remembered, I'll be out there (Jacuma) in June so I'll check if building has started take some photos.
