The way to invest is in land in Flexeiras and Guajiru. I know of some great plots, but this is not one of them!
I know the area well also and travel there most weeks, its not quite as bad as you make out but you can not compare it to Guajiru wher land prices per m2 cost more.

Im looking for land in Guajiru 15.000m2 up to 40.000 m2 frontline.

Sorry but I think you are being overly critical of this location. I know it quite well too, my ex girlfriends brother owns a house here which he runs as a small Pousada at the weekends. Embuaca is NOT some huts at the side of the road, it is in fact a small and very charming fishing hamlet/village. It has a mixture of housing from basic to quite luxurious, I certainly wouldn´t mind owning the house located at the point of the bay. The people of the village are very warm and welcoming and buying fish direct from the fishing boats is a must. How such a large development will affect this charming little spot is something of a concern to me. I enjoyed visiting here precisely because it is small, quite and secluded. Perfect for peaceful, stress free weekends away from the bustle of Fortaleza/Cumbuco.

Whilst at high tide the sea does indeed consume most but not all of the beach (I´ve never seen it reach the road!) this development (Coconut Beach and Coconut Golf) looks like it will provide more than enough fascilities to occupy you on those rare days when, for 2-3 hours, the beach isn´t at it´s best. And as the beach just around the corner isn´t as affected by the tied, a 5-10 minute walk/2 minute drive around the point, will see you sitting pretty on an unspoiled sandy beach. As someone who says he knows the area well, then you are more than aware that much of the coastline in Ceara is, as you put it, ¨a pretty desolate place¨. It requires some intervention on our part to create the grassy, green, coconut fringed oasis´ that you see dotted along the coastline. Reading the development managers posting, he doesn´t strike me as an idiot and I´m sure has a large budget for landscaping which will transform the site into some ones idea of paradise.

At this location you are in fact nicely situated on a small and quite beach, in a genuinely tranquil fishing village, 5 - 10 mins drive from Flexeiras in one direction and Mundau (with it´s lovely river setting) in the other. No it´s not Flexerias, but with several developments already planned or being built in Flexeiras, that isn´t a bad thing for those that are looking to buy in a quieter and more unique location.

I am not an agent and I am not associated with this development at all (only found out about it on reading this thread). I live in Cumbuco, have my own small villa development in Taiba and I like visiting Embuaca, actually my ex has gone there this weekend with her Mother and young daughter and I´m quite jealous. Anyone thinking about investing in this project please don´t be put off by Berente´s discription of the location, it is not wildly inaccurate, just grossly misleading.
