Default Coconut Grove - Flexeiras (Fortaleza), Ceara

Hi, I'm wondering whether you've heard about Coconut Grove in Flexeiras, Ceara (close to Fortaleza). The project seems relatively new and running a search on Google didnt turn much info. I'm curious whether you've heard about it and what your views are. The developers are Realest International.

Yes there has been a long thread on this project a few month back, its a few pages back now here s the link

If my memory serves me correct I think the project ran into some problems but hopefully someone else will remember better or have some facts.

I know the area very well and they are being a bit naughty. It is not Flexeiras and I have no idea where the photos were taken, but believe me not near the site.
There are few huts by the side of the road half way between Flexeiras and Mundao, its not really even a village but its called Emboaca..
As you come down the road towards the beach from Triari there is a fork right to Flexi and left to Mundao, well its down there to the left, a pretty desolate place.
Its like selling a flat in Tottenham, but showing pictures of Hampstead, naughty.
Interesting that no pictures of the actual land... because its nothing like the "project" on page 8 of the 20 page brochure.
This "artists impression" is total fabrication, does not even show the beach road, its basically barren scrub land behind the road going up into the dunes..
At high tide the sea swallows the beach and comes right up to road.
Good hours walk along the beach to Flexi to get supplies.
The way to invest is in land in Flexeiras and Guajiru. I know of some great plots, but this is not one of them!

Hi I wonder if you can help I have recently been exploring the property market in Brazil particularily at the Coral Beach opportunities offered by a company called Venturis International Being rather cautious I have tried to find out a little about this company such as were they are registered, list of directors etc. All i have been able to find out is that they have an office in Marbella Spain but other than that nothing. Every enquiry seems to be on an e-mail basis and frankly there "testimonials" are highly suspicious by the very names they use to qote Mr Hobs, James and Kate Salisbury. another disturbing factor is that one of the testimonials refers to a viewing by a couple in Calabria however if one looks up their website developments, Calabria (Italy) is referred to as coming soon. So how could James and Kate salisbury have viewed it. I have a number of contacts in Marbella and will certainly be looking at this company a little closer. However in the meantime any information on them would be kindly received. Toupeira.

I've been doing research on Coral Beach for some months now (our checks are very thorough) and have been told by our lawyers that the full Due Diligence Report on it should be finished very soon. Once I have it and if it complies with our requirements I'll let you know some more information.

I'm in Fortaleza at the moment to complete the Due Diligence of other projects we are looking at in the area but as company policy we only actually visit the locations once we have confirmation that all the legalities are in place so we are not wasting our time. I should be going up to Trairi to get a feel for the village anyway and if I manage (pretty tight scheduled meetings) I'll try and visit the Coral Beach location too.

My local Brazilian partner lives in the market town of Triari and has a weekend house in the small fishing village of Flexeiras. The road has been recently asphalted so it only takes about 20 minutes to drive there now. He (like me) knows the area inside out. We have never heard of Coral Beach. If somebody can give me the google earth co-ordinates and a layout, my guy can pop down there and photograph the site for all to see.

There are a lot of Spanish companies in North East Brazil, but be very careful some are giving the business a bad name. They buy a piece of scrubland for peanuts (typically under £1 per m2). All the money goes into "artists impressions" brochures and high pressure marketing. You rarely see the actual site. and they hope you don't do a site visit. I have checked out a few and been amazed how reality differs from the brochure. In many cases the photographs are of a completely different area.
The investor typically ends up with a tiny plot of desert , say 400m2 and pays £35+ per m2 with a "promise" of roads, utilities , pools, club house etc. to come
Draw your own conclusions and invest wisely.

20 minutes from where though? I just drove out along the coast from Fortaleza up to Taiba - took me an hour to get there and an hour to get back and was told that Trairi was about another hour down the road so didn't get to see it today.

Interestingly enough I drove right past Banana Residence in Cumbuco and although it did look nice it wasn't exactly in Cumbuco centre - was about 15 minutes drive from the centre and looked just like the photos which were posted on here a while back - was surprised not to see any development going on there.

Totally agree about some developers being cheeky with their advertising - that's why we insist on doing a site inspection and getting copies of all the legally approved plans and project specifications before we start promoting anything.

Default Cocunut Grove whats happening?

I am very keen on investing in the north east of brazil. I have heard some bad comments on Cocunut Grove aout not having planning permision and it keeps moving? Can anyone clarify the situation? I have also seen some information and have had a call about Coral Beach which looks very good!

Hi I dont know to much about coconut grove but my contact in Marbella tells me that there may be a link between the developers at coconut grove and Venturis international (Coral Beach) everything seems to be shrouded in mystery I have to stress these are only my personal opinions but but in the case of Venturis their website particular there so called testimonials seem slightly vague. I would be very pleased to hear or see a comment from someone who has actually been on one of their inspection flights or someone who has finalized and had all of the legal documentation etc. And please no comments from members of Venturis posing as like myself ordinary slightly bewildered customers. I think I have spotted one already by the very phraseology they use and allying this to their website. T

I am pretty sure from doing my research on the development in Coral Beach that it has nothing to do with Cocunut grove. Have you invested before then?
