I don'tknow I am still a believer of off plan,

As I bought my apartment for £29'000 and they are now selling the same apartments still off plan for £34'000

I personally believe off plan sales are not struggling but resales are purely because of the marketing money that is being pumped into it by british developers when the boom slows and these developers move onto thier next big place the estate agents will market the resales in a big way so maybe you need to wait a little while.

Also the mortgages that are available now will make resales more appealing rather than the higher deposits needed to put down on off plan projects, this option was never there before so stage payments where advantageous where as this is potentially not the case.

I also think for the price what I have purchase with in once again Aheloy Beach Residence, Black Sea Coast, Bulgaria is excellent value for money!!!

I am not trying to re sell I am going to keep it and rent it out, I think this is the way forward for purchase in Sunny Beach the property price compared to rental returns are excellent!!!

I wouldn't be put off with buying in Bulgaria a lot of people have made money there and will continue to!

I would say have a look at resales, we own in Sveti Vlas a stones throw from the marina and beach, we bought a couple of years ago at a good price and are happy with what we have. We bought as a long term investment, we didn't want or need to rent out so use it for 4/5 weeks a year for holidays. We come accross quite a few owners who bought on the back of rental promises and huge profits and easy resales. They are now finding out this is not true, some are in dire financial difficulty and are desperate to sell. If you have a look around on some of the other forums you will probably get a very good front or second line property fully furnished for less than a 10th line off plan

I would agree have a look at resales but wonder how many complex managers would allow "for sale" banners on the apts? Just curious?

This is my first post on this thread so hello to all ) I have mixed ideas on the short and long term scenarios for resale properties in Sunny Beach.
I own 2, one bed apartments in Summer Dreams bought off plan 2004.Popular development with carriers, good location, well managed ....so far so good. I have earned consistantly decent rental income from both considering the rental agent does absolutely everything for me whilst I live a chilled life as a teacher in Northern Thailand recieving a nice cheque once a year.
If i decide to stay here in this paradise I will most likely, sooner or later have to sell one apartment to secure my financial position again....I have therefore emailed out to about 10 random agents details of my apartment for them to resell for me as a way of, "testing" the resell market so to speak. The result, 2 responses, one saying "we dont actually resell now" and one saying "it`ll cost you x amount upfront to list it and then comm on the sale" . So , not the positive response I was looking for. I have been thinking of alternative avenues to sell...i.e. I heard somewhere the Ruskies are buying up property in Bulgaria in large amounts and arent worried if the properties are resales .......anyone got any thoughts on where and how to tap into that pool of potential buyers?
I would like to ask all of you out there if you know of other routes to sale for resale properties like mine ?
Realistically I see quite a lengthy wait for those of us wanting to make a tidy profit on our Sunny beach properties ...perhaps 5+years with this crappy economic downturn we are in (and unsure how long it will persist) . The change to the Euro will be another factor in the equation. In the menatime its a cheap and handy destination for Brits etc who may well be opting for cheaper then normal hols to save cash...so I would hope Bulgaria fits that bracket nicely...so an increase in rentals with any luck. When the resale market kicks...who knows when... I think the better located and "proven income" apartments will be highest in demand and command the best resale prices for the seller....
I will realistically be up for selling one of my apartments to realise some cash within this timescale so I dont expect to turn much of a profit, if any .......but as mentioned by someone on here already .........."sometimes in life one would prefer to use/enjoy that money previously tied up somewhere locally to enhance ones life 1st hand........

What are your thoughts about my thoughts....agree/ am I wildly off here ...dont hold back...I can take it )
