Dear property investors,

You are probably thinking that the title of this thread is a load of rubbish, but we are offering to build luxury villas in Bulgaria and offer 100% mortgages for the full price.

We also rent them out to corporate tenants at 10% yields which covers your mortgage and gives you a healthy income each month.

We have over 70 pages of information and don't want to crash this site by uploading it all :-)

Default Bulgaria BTL

Hello Robert,

I’m interested in this offer but after a web search found the following web site:

bulgariabtl.blogspot

This site makes some accusations that the scheme is a scam; whilst I do not want to believe these accusations.

For example the site claims no buildings have been started but the official Bulgaria BTL site has a web cam clearly showing building work.

I would be interested in knowing your response to the points being claimed by the blogspot.

Default 100% financed villas in Sofia

Hi,

Re: the post on the blog. This was quite a dark moment for us and the developer. here are the facts regarding this:

1- Having been out to Sofia and having around 50% of our clients also going out, we can confirm that building is going on and at a rapid rate.

2- The developer is now seeking legal action against the person who made those claims.

Unfortunately as I am sure you can appreciate, the internet is extremely hard to regulate and anyone can leave a very damaging post on a blog website.

Because these kind of websites rank very high in the search ranking, they can be extremely damaging for those concerned.

For legal reasons the developer has not replied to this, which therefore only provides readers a very one so sided and distorted view.

As an investor myself, I am more than happy with the investment, continue to be and intend, along with others, to invest further.

Who are the mortgages with? Which bank?
Who are the corporate clients you have already the 10% guaranteed income returns from? Whom is your order book for the villas?

Your website looks like it was written by one of the people whom do this type of writing for a living.

Please expand on your offer. Being specific with companies and banks and partners that you are working with.

From reading the blog spot seems like this is a con.

In simple terms, how does it work.

Why would a developer build a house and bother to sell it, if there is alot of corporate clients that want it? Surely the bank can see the potential. They would not even need a foreigner?

Why would they build you a house for nothing? They dont benefit if you set up a bulgarian company. What is the real deal. How do you get paid?

You are not doing this for free?

I question this because when I got the stuff through from your site Mr Gavin, it says limited time offer etc, only available until 19th April. Wow, that gives 6 days to make a serious decision. Seems all sales patter.

So what is the real deal. What is all about. Tell it how it is. We ask you. Not reams of paper. What is the DEAL.

IN THE ABOUT US SECTION IT SAYS NOTHING ABOUT US. WHO IS THIS COMPANY? WHO ARE THE PEOPLE? WHY DO YOUR LEGAL TEAM HAVE TO SET UP THE COMPANY, IT IS STRAIGHT FORWARD THING TO DO, SETTING UP COMPANIES. IF THE BANK IS GIVING 70% MORTGAGE WHERE IS THE 30% COMING IN???

100% Developer's Finance (to your Bulgarian Company) on a non status basis.

Each property must be owned by an individual Bulgarian Company in turn owned 100% by the Investor.

An example of the structure of a 100% Developer's Finance funded purchase:

The Mortgage (from a Bulgarian Bank) is granted to your Bulgarian Company (formed by Bulgaria BTL approved lawyers) ? WHY FORMED BY BTL LAWYERS??? that owns the property at 70% of valuation and 7% interest with a charge over the freehold.

WILL BANKS LOAN TO COMPANIES 70% ON AN UN BUILT HOUSE? WHERE IS THE BANKS SECURITY?

The remaining 30% at 7% interest (tracking the Bank rate) is deferred for up to 15 years against the security of a second freehold charge,

WHAT IS THIS, IS DEFERRED FOR 15 YEARS AGAINST A SECOND FREEHOLD CHARGE??? THEY ARE PRETTY SMART THESE BULGARIAN BANKS DOING ANOTHER MORTGAGE 15 YEARS IN ADVANCE. COME ON, WHAT IS THIS?? DEFERRING PAYMENT ON 30% FOR 15 YEARS??? ON A SECOND FREEHOLD CHARGE? HAS ANY ONE EVER HEARD OF THIS BEFORE?

the shares in the owning Company and a Personal Guarantee of £10,000 from a suitable purchasing owner / investor of the Bulgarian Company.
This is not credit status related.

A PERSONAL GUARANTEE OF 10.000 , I THOUGHT THIS WAS FREE? SEEMS BIT FAR FROM SIMPLE.

I THINK THE LAWYERS, YOUR LAWYERS, WHOM EVER YOU EMPLOY SHOULD LOOK AT THIS VERY CLOSELY TO LET YOU KNOW EXACTLY WHAT YOU ARE GETTING INTO!

Seems to imply it is a big fraud.

Too good to be true!

Simple Questions.
1.Why does Bulgaira BLT lawyers have to set up company?
2. Why do corporate clients say they have not heard of your company?
3. Who are the banks backing you?
Are they aware of your sales scheme?
Why is Tim Mannion written as a criminal?

From not too much reseach this looks Dodgy! Dodgy Dodgy.

I have invested money in this development. I joined the allocation queue in January this year, despite some reservations. I am still waiting for the companies to be formed, so that the £1800 (per company), can be returned. I should advise potential investors that the synopsis which proposes that clients will have a property shell within 12 months is optimistic, to say the least. I understand that the allocation queue was formed in 2005, and not one property has been completed to date. A recent newsletter stated that building work was about 3 months behind schedule, I believe the developer needs to acknowledge that they are over one year behind schedule.
But despite this, building work is now underway and the developer is more than happy to allow investors the opportunity to visit there headquarters and building sites in Sofia. I hope to see the first properties in Vladaya completed soon.
