Did you pay for the 2 units as if they were seperate (ie paid full price for both)? Are they charging you more for the conversion or less as you will only need one bathroom, one kitchen, much less plumbing work etc?

Thanks

Hi Plums,

I bought them both at the same time and they gave me a discount for buying two together.. I'm having one of the flats converted to two bedrooms and two bathrooms (en suite), the other flat is one lounge + open-plan kitchen area. They did take into account only one kitchen in the combined discounted price. They have not asked me for any more money for the conversion, but I've made it really easy for them with the design. I got the main CAD drawing from the architect and modified them using Autocad, taking into account the immovable elements (such as down-pipes) etc. so no real work for them at all.

regards
Karolos

Default IKEA is NOT in Sofia yet!

Hi Korolos

Well I guess I'm in the same boat.. I haven't got that far yet. I have heard that there is someone in Bansko that will pickup all IKEA stuff (if you like that type of furniture?) from Sofia, deliver it, set it all up for 20% of the cost on top. Aside from that, I need to find out options too.
As far as mortgages, I have one pre approved via the Bulgarian Bank, which I need to activate at some time in the near future.. I'm thinking we will be asked for final payments around August / September? any ideas?.
As for rental.. that's one of the reasons I bought two together, to make into one x2 bedroom apartment as there doesn't seem to be anything bigger than a 1 beroom in Perun Lodge. But to be honest, I'll see how it goes.. I don't have to rely on an income from this, after all there is a lot to rent available in Bansko (or there will be I'm sure!)
I would appreciate any advice on the timelines for payments etc or what's expected of us over the next year by the developers

regards

Hi Karolos,

I just wanted you to know that the timeframe for the IKEA is not until Q4, 2008, so there will not be furniture arriving from IKEA in Sofia. The nearest IKEA is in Greece, so it is probably arriving from there.

Default Current Perun Lodge progress

Hi all,

I will get it out of the way first...... yes, I am a property developer who lives in Bansko, and sell my property in the Razlog valley MGM (Mountain Golf Mansion).

Now that is out of the way.

I took on a resale yesterday in Edelweiss (directly behind Perun Lodge), and can confirm the builders were busy at work.

Perun Lodge ended the contract with their recent building contractors, and that is never easy to rectify. The build is currently starting the 3rd floor but will take some time to complete. It may finish by November, but only if they work double shifts.

The reason for this is that Perun Lodge is backed by CSIF, and is the only development carrying penalties for coming in late, ie 0.01% of the purchase cost is paid to the buyer for each and every day the project is delayed.

Regards
Duncan Monro

Cheers
i visited bansko between 7th ,10th april 08,and out of all projects out there perun lodge is by far looking to be the one in the best hands out there, the furniture packs, which are now free and to a very high standard are excellent and looking at their other completed products, this group are by far the best ones to get involved with,my advice is if you have a 1 beroom ,do not change it to 2 studios as every one is doing this, leaving a lack of good summer family accomidation on this resort
