Default Bulgaria property

Hi,

Can anyone throw any light on the following issue. We are in the process of buying a property in Bulgaria. Our problem is the square meters of our property is 64.29sqm and this is stated on the preliminary contract.However the developer wants us to sign final contract which states that property is 66.29 because this is what is on the notary deeds a mistake made by the architect. I have not been charged for the extra 2sqm but would this be a problem in the future say if we were going to sell on property orcan it cause any other problems that anyone might know. My independent solicitor says its ok to sign, that if the developer was to try and change this it would take months. Anyone know is this true.??

Have you actually mwasured the property yourself to ascertain the true figure ?.

we did try,is a bit difficult because mearsurment inclues walls.

I think what is important here is that all the official paperwork shows the same figure. When you come to try & resell, I would have thought it was the deeds that mattered; your preliminary sales contract would be irrelevant then. Just my view.

It's OK for you to sign the notarized deed with the exact surface (i understand it is 66.29) as what you have signed up to now is just a preliminary contract. If you are buying off-plan, it is advisable to ensure that the final contract has been reviewed by a specialised BULGARIAN lawyer or real estate agent. This is crucial for you to make sure that there will be no surpises in the future. Also check the standing of the developer and their past work.
