Can anyone give me any pointers on where are the best locations to consider for such investments?

Hello John,
We build in Didim (Altinkum, Akbuk, Didim, Mavisehir; Yesilkent and Yesiltepe). The area has high summer rental rates compared to property prices (obviously seasonal variations). We also have a travel and estate agency so we offer the complete service for renters (from airport transfer to ensuring billas are paid, to ensuring there's fresh water and a welcome for our clients renters).
If your not aware of this area, you can check it out on the net. Altinkum is the liveliest and most well known of the areas so easier to find info on the web but Akbuk, Mavisehir, Yesilkent and Yesiltepe offer peace, tranquility and a more rural holiday alternative. Didim itself (the area as a whole) has a lot of historical significance and is a culture lovers paradise. The resort is on the golden coast (Aegean) and offer all the norm in water sports; nightlife, eateries etc.
Didim as a resort has not received any government investment until this year so Didim is relatively behind the modernisation of other Aegean resorts....hence property prices are lower than many other areas....however, the investment and modernisations have begun this year and it is anticipated that this will increase the rate of capital growth even faster..... along with the introduction of mortgages for Turkish and foreign buyers in 2007....

Try looking into Ras Al Khaimah in the UAE, hotels like Al Hamra Fort run a very high occupancy rate of up to 85-90%, which shows demand by tourists is strong in that area. Plus a 7 Star hotel is being built in the Emirate in Al Hamra village properties can be found near that area, such as the Royal Breeze about 200mtrs from the beach. Definately an area to look into for short term renting.

Default Buy to let overseas investment property

Having recently spent some time in Cancun Mexico on holiday I could not resist the urge to check out the market there, although I am seriously involved in the Spanish property market, I would suggest taking a look at the Cancun buy to let market if you are not going to be using the property yourself, there are a lot of Americans spending time their for a couple of weeks at a time. There are a lot of hotels but the average room rates are priced quiet high so demand for rental accommodation that is priced right would be in good demand. Cancun is to the Americans is like Spain is to the British and Irish and ROI seems to be healthy.

There are a few countries still good for their buy to let market.
Belgium,USA,Spain, generally produce good returns.
You may like to think about buying a property at a popular holiday destination where you would certainly receive good returns without the property been occupied by a long term tenant.

You are probably right goldberg,it would certainly give you a consistent rental,whereas holiday rental is obviously seasonal or hit and miss.
