Default BTL - Guaranteed Payments 3 years renewable contracts

The best buy to let in my opinion is France.

Why?
80% mortgages.
3 year guaranteed tenancies. Renewable. So you have guaranteed tenants for the duration of your purchase.

Is there any thing better?

For security, guaranteed rental, and appreciation and peace of mind, definitely yes.
I agree with you 100%. The safest market in the world to buy into and the laws are there to pertect the buyer.
It a far less complicated market then people think ! I would have no hesitations investing in a guaranteed rental

Studio : €150 000 in Croisette in Cannes
Rental yield 8% - 10%
Appreciation 10% - 12%

32 conventions a year here
Interest rates 4.5% - 5% up to 80%
Great pension plan, safe.
Huge rental audience form leisure to business. Talked to many people who have invested here, only heard good comments
Resale = 10% buying costs
With good property company you should get 30 weeks rental. Short term lets.

8 to 10%. That is high.

I see, this is not guaranteed. Should get short term lets. Shoulds, or Coulds , I am not convinced. The Croisette is a luxury location, I used to frequent it before, more so when the film festival is on.

Hows it any better than the UK? Modest rents, mortgages to high ltvs, safe but HIGH ENTRY PRICES.

Does'nt quite stack up for me, not enough umpf.

Because unlike the UK the rents are guaranteed.
Even if untenanted.

BTL are being squeezed and yields in the uk are not that high, ie. it does not pay, in france is still around 6% so enough to cover mortgage and no headaches of non paying tenants. That is why is awesome.

Goldberg Global. You say rents are guaranteed, even if untenanted. Please explain how the company providing the guarantee can afford to do so if property is untenanted.

The company has to generate sufficient revenue to pay the guaranteed rental and cover costs. Else the guarantee is only as good as the paper it is written on.
