For those of you who read my post "The US Government will pay me $36,500 to rent out a property in the USA", and are interested, there is a seminar in London on 10 June and one near East Midlands Airport on 12th June, both presented by Danny Silver.

That makes, how many? Lots of post pushing the GO Zone.

Since none of the American investors seem to be interested in the GO (Gulf Opportunity) Zone, and it is being heavily promoted overseas, I suggest to those of you who are interested to pay very close attention and do your homework.

I don't know much about it and for all I know, it might be a great deal. I just think that it is a bit odd that I never hear anything about it from all the US real estate investors that I am on forums with. You'd think that a bunch of sharp investors from the Southern states would be all over that deal, and they aren't.

As far as I know American investors are buying property in the GoZone and there are many realtor sites promoting their properties as well as the ones I've mentioned and am dealing with, eg GoZoneOnline.com and GetPreconstructionProperties.com

I am buying SRAP qualifying properties as these seem to offer the best investment deal to me, with a large cash-back from the US Government at the start which funds the purchase, so I am getting 6 properties for nothing and money in the bank which I will probably use to purchase some different properties later. HUD have just announced rent increases of over $500 per month per duplex which makes the deal even better.

There is plenty of independent info on the internet eg gozonegateway.com and mississippi.org about the need for property to replace that destroyed by Katrina. I am surprised that you and your US colleagues are not interested in the area. It may be worth you taking a closer look.

I know that the SRAP funding hasn't been particularly well handled by the MDA which has been criticised by investors and FEMA alike, and many early investors have have bought into projects which don't meet the qualification standards laid down for SRAP. However they are now taking applications for round 2 of SRAP and I understand they are better prepared to handle the applications and distribute the funding.

You are right that it is important to do our research before buying into any project. I have spoken and communicated with many people about this and many questions have been raised for which I have sought out answers. I am satisfied that this is a good project for me, and anyone else looking at it should satisfy themselves that it is good for them. If not, walk away.

These 2 web sites are by the developers representatives. There is lots of info on them and if you register you will get sent lots more and be kept informed about future presentations. The other 2 websites mentioned above ( GoZonegateway and mississippi .org) are independent from any developers and have lots of generic info about the area, as well as specific info about SRAP.

A word of warning - during my own investigations I have come across a lot of old info which is out of date, eg closing date for SRAP in OCT 2007. That was for the first round, which as I said above, was not administered well. A second round is now in progress but the funds are likely to run out before the end of the year. It is expected, however, that further funding or another similar scheme will follow as there are still many thousands of displaced residents living in temporary accommodation who the government want to see properly housed ASAP.

The best man to talk to is Danny Silver who is based in Paris (his company is also one of the largest property developers in France). He can be contacted through the propertydirectgroup website.

If you are interested, I would recommend that you go to one of their presentations if you can. There is no hard sell, in fact I had to ask afterwards what I needed to do next if I wished to purchase a property with them.

As always, do your own research.
