I discovered one of these scams. I received a number of replies to my ad requesting very full information about the property as soon as possible as they were looking "urgently". I checked out the telephone numbers that appeared to be Freephone numbers. These were actually high-premium calls to an overseas destination! Obviously the person would keep me talking for ages demanding these "full details" creaming off a nice sum from their premium number! One call would not bring them a fortune but imagine how many calls they might receive from different inquiries every day!
Having sussed out this one, I e-mailed them all back explaining that I would be delighted to forward them a document immediately with the details, or. if they preferred, would give them my number to call ME!!! Not ONE replied! A truly interested prospective purchaser would have agreed to one or the other!

abraham - Don't go anywhere near ebay to sell your house, there are dedicated sites for selling property, I sold my flat in London on

free-house-agent

I didn't pay anything. I was worried at first that I was breaking some sort of contract law with my estate agent but it turns out it's perfectly legal to sell your property privately even if your advertising it with an estate agent.

If your in USA, shouldnt be a problem, but if you in the UK CL wil not get the demand you require.

Ebay is an option but have you thought about payment, what ever you do dont take Paypal, they will screw you on fees...

I think Stuart makes some good points, and it is possible in some markets to sell by yourself, other markets I believe you have to use a licenced broker.

An agent can give you greater marketing power, can screen timewasters and knows the laws, and obviously is more attuned to dealing with potential criminals.

The market has changed with the internet players, but really it is in its infancy in some markets. Some studies were actually done in the US with people selling themselves or via an agent. From what I recall selling via an agent actually increases the end price you sell at, over and above what the agent costs, so using an agent actually pays, and leaves the seller with more money in the pocket. (this may change post credit crunch, it was about 2 years ago I read this)

It is interesting as it is psychological buying/selling.

People should go ahead if they are comfortable to do it, but beware who you let into your front door. And Ps. do you have the time to do it?
Like all business it is possible to DIY everything, but sometimes it is better to use a professional. Be it an estate agent or auctioneer. If you go the DIY route, the first one, two or three are the hardest, remember you will alienate probably 90% of the market via DIY sales, but it could be an extra avenue to sell.

Good luck to those who try, and screen the people you let in your homes, trust your instincts on people. (and work within the law)
