Default Tips For Selling Your Home

There are many things that you can do to make you home more attractive to a potential buyer.

The first impression is the most important thing when selling a house, so make sure that your front garden (if you have one) is well kept and tidy. Cut the lawns and tidy the flower beds. Cut back any large bushes or trees so the property can be seen.

Clean your windows and your paintwork. Re paint the front of the house if you can afford to. Old paintwork will make the house look like it needs work, and could put a buyer off. If you do decide to re paint, use neutral colours, what you may think are nice bright colours may put another person off. Neutral is always best.

Make sure the inside of the house is clean and tidy. Remove any clutter to make the rooms look bigger. You may like your collection of old car parts in the bedroom, but that will put off a potential buyer.

If you can afford to re decorate the inside of the house too, it would be a bonus. Again use neutral colours. The less a potential buyer thinks they have to do to the house, the better chance you will have of selling.

Make the house smell nice, use some scented candles, or a coffee machine or freshly baked bread. All these smells will make the house feel more like a home.

If you are showing a potential buyer around your house yourself, make sure that you show them into the rooms first, rather than them following you in. If your 3rd bedroom is a little on the small side, it will look a lot smaller with an extra person standing in it.

Always try to be polite to a potential buyer, and try to answer their questions as honestly as you can. They may try to catch you out by asking you a question that they already know the answer too. If they know you are lying then they will not belive anything else you say.

Try to point out all the good things about your neighbourhood, where the good restaurants are, good shopping, schools etc.

And last of all, if they ask you why you are moving, dont say "because we dont get on with our neighbours".

Best of luck with your sale. Smiley

There is some good advice in here. Many vendors here in Southern Spain could learn a lot from reading this. Thanks
