If you can't find a home you like at a price you can afford right now, why not rent in the short term? It's not a waste of money if you're doing it to afford a goal. Rent somewhere very cheap, just so you can enjoy having the freedom of living alone, and put the money you have left over towards saving for a bigger down payment.

i want to sell now take the hit and wait a little while renting, the only 2 problems i might have would be regetting a mortgage (as my current lender i would stay with might not re offer me the same deal) and problem 2 - my wife!!!! she doesnt want to, but rent is only a waste of money if house price are rising not when they are falling. Dont rent something that is better than you are looking to buy though
