The Soup Dragon...

I chose this particular development as an example, one particular reason for this was the fact the developers, owners if you like, have a long history in worldwide investments, whether it be property, stocks or anything else, particularly in the Hong Kong market. The condominium project was initially only intended for the purpose of investments, the annual value increase and the rental program returns. This is what the developers where selling it as, a product. But as it is a fantastic development, clients, people, wanted a condo as there home so it was eventually agreed this was possible. So it particularly stands out in my mind.
193k may be quite expensive for some investors, but this was just an example, the development is a 'high-end' project in a 'high-end' area on Phuket, its a good product, which appeals to the investors willing to invest. Of-course there are many less expensive developments on the island, but will the product be as good?
If anyone would like to google, try One-2-Property

Thanks The Soup Dragon, I hope this answers your question...

Hello james,

I would tell you to invest in Dubai. The ROI here is great. Of course its not like what it was 4 yrs ago but still you make great money. There are so many projects being launched everyday. Do not waste time in other markets. They are all saturating. Dubai is going up everyday. There is an area that is growing quickly known as SILICON OASIS. In this area my Real Estate Company, BARCLAYS REAL ESTATE has developed there own building. Here is some information about it:

Silicon Gates III is a majestic eight story, five star apartment building, located next to the main roundabout in Dubai Silicon Oasis. It is just opposite the Academic City which includes Knowledge Village and Women College.* It is only a few minutes drive from Dubai Land and International City.

Silicon Oasis is one of the prime locations in Dubai.* It is soon going to be one of the worlds top technology hubs. Many international companies are opening their offices here. Hospitals, Shopping Centers, Supermarkets, and schools are being developed here.** It is going to be a well flourishing area.* Living at the DSO is like being part of high-tech suburbia. The close-knit community is furnished with paved sidewalks, landscaped gardens, and manicured public parks. The residential section of Dubai Silicon Oasis is intended as an extension of the complex technology park, providing executives working at DSO a facilitated living space close to the office.

I hope this will be of some use to you.

To Soup Dragon,
Yes there is lot of apartments on the market especially on the most atractive locations in Montenegro. And lot of them offered now as off plan investments. Sure is possible to find in lower prices than advertised especially for rentals.
This days I am facing very interesting problem in my work, it is hard to find of higher standard apartment in Budva for longer term leasing, for some resonable price of 800 -1000 Euro per month, with park space and in decent area. We are realy in lack of them
here. Hopefully it will be changed in next few years because there is some very good developments around, which can suit western buyers or tenants standards.

I would say Turkey! With its joining the EU on the cards now is the time to invest in the country. Didim, Altinkum has become a hotspot in Turkey for a couple of years now - seeing so many people buying property here not just for a holiday home or investment but also to come out here permanatly.
Altinkum in itself is developing rapidly, and with the completion of the new marina May 09not only will it see much more development, it will also see a rise in cost of property.

Being here for over 2 years now I have sound knowledge of the area, and the majority of the people and would happily direct you in the way of trusted developers and agents, if this is an area you would be interested in.

With the market in its current condition here in Spain there are many distressed sales to be taken advantage of. Many properties are selling at prices dramatically lower than market value. This could be a consideration in your search PyramidJames.
Good luck,

Phuket is a very viable option with several developments offering guaranteed rental schemes. It's a great (relatively cheap) way of easing in to the buy to let market, what you have to be careful of is lots of owners coming to the end of their guarantee period at the same time but in Phuket there is plenty of rental business to go around.
