Post IS IT GOOD TO BUY IN Miami or Romania?

I whant to buy land and houses in Miami. Does any now if its good to buy now, i meen this year? PS: the best deal that i made is in Romania, i made 3 times more money from investing in land there. Waiting for comments.....

Miami - prices have dropped and the dollar is low, on the plus side.

Insurance can be prohibitive due to hurricanes - beware agents will tell you thier patch is never affected.
Land is difficult. I investigateg the Bahamas but the issues are many and unpredictable. There is shed loads of land out there and much of it will never be in demand as the utilities and roads wont be built. Also as sea levels rise, low lying plots will become worthless. Elivated plots only I suggest.

Renting restictions apply in some parts.

As for making 3 x your investment in Romainia well done. Uusally people make these claims and then you find they have'nt actually sold thier investment, and in reality they have made no money time you factor in all the costs TO INCLUDE LOSS OF INTEREST ON THE MONEY USED THAT OTHERWISE COULD HAVE REMAINED IN A SAVINGS ACCOUNT.

Thank you for the answer and advice.
Romania is one of the best market in the moment for me. I put my money on a agency there and they realy did a good job.I purchased near Bucharest and Constanta, and after that they were the ones that sold the land a second time. They are investors that and have there own lands and are realy profesional ppl. As for U.S every one tells me that is good to stay away, but i will think. If any has a new porposal im open to a discution....

Hi Warden,

It is very hard to get finance in the US at the moment especially for non-doms. I would wait to winter when it will hit the bottom. But some of our customers where looking last year and finding the same product up to 40% cheaper and diving in!

Hi Warden

I have an off plan development due to complete in Romania in June, I have been told i need to setup a company, Also i am looking at Furniture Packages, I would like to invest again however wanted some advice on Romanian Legislation and tax etc, Can you help?

With all the forclosures here in SW florida, I would consider the west coast of Florida, where it isn't sooo built up.
Lee county, where we live has some of the highest amount of forclosures in the US, and quite a few of the homes are next to new. Builder's are selling homes brand new homes w/lot 3b/3b for $99,000US.

See the Romanian section here and get yourself a good lawyer if you have purchased where I think you have.

Also know that you do not need to set up a company

Romania is still the best property investment market, unfortunately some very corrupt agents have arrived to the detriment of investors and Romania.
