Talking Think about Florida.

There are no rules about Handicap accessability in developing countries so please think about quality of life. FLORIDA and the FLORIDA KEYS would grant you several benefits for your quid. 1) Handicap accessability is required by law! 2) Some of the safest investment protection laws in the world means you won't own today and be reposesed and out on your bum tomorrow. 3) Close access to the best medical care system in the world. 4) Easy, frequent flights by quality air carriers you can depend on. 5) Plenty of expatriots to help you adjust to your new life there. The cultural events and quality of life there is astounding!
I would hate to see you end up somewhere uncomfortable given your needs.

If you two are brits, then Marbella or Costa de la Luz is probably ideal. Lots of distressed stuff for sale in Marbella / San Pedro / Estapona.

If you can take the flight then Brazil would be cheaper of course and much nicer in my opinion.

I agree, despite sharp increases in property prices, Dubai has still a lot of potential.

Default Fractional Ownership Property

If you want warm Tropical weather with the all entertainment that goes with it then Florida has it all. Access to the Sunshine State is now easier and cheaper, with a large selection of airports to choose from and flight prices at an all time low this makes Florida an excellent choice for a vacation home. Five million Brits have homes in Florida.

The cheap house prices along with the low dollar value make this a great place to own a home. All our homes are built within the last few years and offer the highest standards in luxury. We have also selected areas that offer all types of recreation within a short drive and when possible within walking distance.

The population of Florida is predicted to increase by 300,000 people per year for the next 25 years creating a huge flow of money into the state, this will create a huge demand for real estate over these coming years .The influx of people is not just from the retirement section of the population but from mostly the 25-55 year age group, a group that is willing to put money back into the system. This influx is making Florida a very good place to invest in real estate.

The founders of Your Fraction feel very strongly that our clients should participate in the fractional ownership of properties where we would realistically expect to see an increase in their capital value in the years ahead. We specialise in sourcing high quality properties located in desirable areas. They will almost always be individual residential properties and as such are most likely to retain strong re-sale potential should owners wish to sell in the future.

We base our selection process and pricing structure on the following criteria –

· Location – We specialise in the acquisition of property only in countries and areas where the market offers real opportunity for growth. These currently include the USA (Florida), Scotland, Italy and Western Australia where we have direct experience and knowledge. Other locations are currently being researched.

· Local Knowledge – Our knowledge and experience of these markets will be used to ensure that acquisitions are not made where excessive prices are being sought or where there is oversupply.

· Pricing – The total value of the fractions is based upon the market value of the property and can be a figure between 110% and 200% of this. We aim to set pricing at around 130% and this will include furnishings. You therefore pay only a small premium for the flexibility and convenience of fractional ownership.

· The Future – We will advise our fractional owners of specific sales opportunities or market trends that may be to their advantage. For example if a property is in a location where high prices are being achieved we might suggest to the owners that the property is sold and a replacement is sourced in an up and coming location with more space, facilities, etc.

Property has proved to be a sound investment for many people over the years and being part of a carefully structured fractional programme can present you with the opportunity to share in the ownership of an asset that should rise in value and provide years of memorable holidays

You say u like France but cant aford it.

Many French are buying across the sea in French speaking Morocco.

Morocco is the chic cool up market destination for thinking investors. This is not for the bucket n spade brigade, BUT PRICE ARE CHEAPISH FOR NOW.

You I think will want medical facilities so I suggest the mega developent Ive bought in called Saidia as it will have a large hospital on site just for guests!

Forget the US and all these other far away places. Forget chilly in winter Turkey with its ad hoc bucket n spade type tone.

Default Investment in The US

Lets not mince our words here . To invest ones money in a holiday property to use as a second home can be very dicey so why invest in a country where laws and governments can change overnight making your lifetime dream worth a fraction of the price you paid.

Other than the UK, the US is the only other stable country to invest in where over the next 5 years that a true increase in capitol value can be seen, Recent investors in Spanish properties with a view to cover their mortgages by renting to tourists have seen huge fines levied on them by the Spanish Government to protect Spain’s hotel trade leaving a lot of UK investors with huge financial problems.

Granted the property market in the US is in a poor state due to over saturation of new house construction over the past 2 years but several market watchers have predicted that these units should be bought up in the next 18 months.

Even people who have bought holiday homes in Florida in the last 24 months and have seen a decline in the capitol value should have patience over the next 2-3 years and their property should start to climb again in value.

The US has a strong stable economy like the UK, and with the recent visit of the Florida Governor to the Middle East to assure investors in Florida that the insurance rates and property taxes will be lowered over the next 10 months is only more reason to invest in Florida.

Several Hedge Fund managers have also hinted that they are watching Florida very closely with a view to buy over the coming months. Palm Beach, West Palm Beach are perfect examples of Florida’s finest places to stay and own investment properties.

Palm Beach has been one of the most exclusive places to stay in the United States for the last 75 years, Forbes magazine has Palm Beach listed 6 times in the top 10 house prices in the US , with development in Palm beach restricted due to its size and planning issues developers are moving across the inter coastal into West Palm Beach , Donald Trump is one of the developers who have build luxurious condos in WPB , this area is chic sophisticated and offers so much entertainment that the residents seldom have to venture far , Wellington is also 20 minutes away and the Polo and Equestrian capitol of the US.

These developments are very exquisite and offer every form of entertainment you can ever dream of, at prices that you would expect to pay in the US, A 6 week fraction in and exclusive development can cost £25,000 and a Fractional Property will increase in capitol value over the coming years, a fraction can be as long as you wish.

UK residents have yet to discover this area as a holiday home area, and with the dollar at an all time low against the Euro and the Pound and with the market at a lull, there is no better time to purchase a second home or a portion of a second home in the Palm Beach area, a home that should see an steady increase in value over the coming years.

Your Fraction can offer you advice on a fractional property or if you wish to purchase a property on your own we are Licensed Realtors in Florida and can help you every step of the way.
