Hi BAZZA.

I agree with most of what you say.
I am thinking of buying in N. Cyprus as the prices are far more realistic and offer a better chance of increase.
Can you tell me. I intend to buy a 3/4 bed Villa with pool. BUT I will only buy on condition that the Villa / land is PRE 1974 TURKISH or FOREIGN owned.
Will this be safe? in the event of reunification
Are these easy to find? How does one know. Is it easy to find out?
Where would you recommend?

Exclamation Be vary carefull when buying in the North

Hi Hearts

You are right. The price increase will be a lot higher eventually. It is a bit late now to invest in the South and make a big profit. Prices are high as they are. However buying in the North does posses a problem. Of course no one knows the future but why not invest your money in land/house/flat where the rightful owners are Turkish Cypriots therefore having peace of mind. Once you are interested in something the safest way of finding out is through the land registry through the Government of Cyprus in Nicosia. I have no idea where it is but any Taxi driver will know where this is. Make sure you call first as they may make you an appointment (check the Cyprus of Government website. http://www.cyprus.gov.cy/portal/port...?OpenDocument). North Cyprus is still under occupation by Turkey and anyone who agrees with this is in the wrong. Not all Turkish Cypriots want the occupation but the ones using Greek Cypriot’s land should be a bit concerned if there was a solution what would happen? At the moment these people just want to make the sale. The problem to solve will be on the buyers shoulders are not on the agents or developers.

Well, although i agree with most of you that the prices have gone up the laat few years, there is still some room for investment. You just have to be careful about what you are getting. I do not recomend you buing land in the north for the obvious reasons. You might get scammed and your money could dissapear.

Default Deeds!

Hi all,

PRE 74 Title deeds are considered to be 100% safe as they are internationally recognised title deeds!
They come at a premium price because of this -but at least they are safe!!
These are deeds of owners that owned the property before 1974 and still retain these deeds legally to sell on if they wish!
Your solicitor will be able to check the title deeds for it from the land registry for you, but get proof of this dont just take anyones word for it as it means nothing...!
Never believe everything an agent etc tell you and do some research yourself!!

not sure about all this negative, talk..i brought my house 4 bed with pool + 3 floors in larnaca for 136 cyprus pounds and its now worth 180 cyprus pounds - when cyprus hit the euro in Jan 2007 - it will be worth 400,000 euros --- this land is only for millionaires now....the north is a dodgy investment as no one is clear in land right, the best place to buy there is farmagusta - which is old stolen southern owned cypriot land - its the jewel in the crown and they will want it back from the turks under any deal ...deep family histories are involved...

I'm from Cyprus. I'm not real estate agent neither a developer. I just visited this site becuase i'm investing as well in some foreign countries. Cyprus is a great place to live guys. The prices though experienced huge gains in the last 5 years. BUT they will not go down. For the next few year i believe they will remain the same with 4-5% annualy appreciation. Be aware the from 2008 we will have a 15% tax on every plot that is bought here (i'm not talking about the 15% tax you are now paying when you buy a property). Locals do not sell their apertment or house unless they make profit. On the other hand properties next to the sea, can not be bought from cypriots any more. They are too expensive. I'm from limassol ( the best town now in Cyprus by far) and properties next to the sea cost 3000 CYP pounds/sqm. All other properties are on average 1000/sqm. Pafos experienced a huge demand especially from UK but guys, be aware, not all developers are worth to be trusted. You do not want to end up with a flat with no title. Neither with a bad structure building.

someone said "its boring in cyprus", can people closer to it explain what boring exactly means...

it depends what you expect from life, heres my list

- fun
- frollicing
- food
- wine
- good scenery/atmosphere
- a hobby/sport/something to pass time

Anyone got anything to add?
