Default Pre launch offer in Dubai Waterfront

A developer is going to launch a new project in Dubai Waterfront, in 2 months foor 2.600 AED p/sqft:
The project is going to be located in front of the sea on Jebel Ali, which will be one of the best locations in dubai since waterfront properties are most demanded But limited available.
Its is going to be a 50 story high luxury building for residential, with 1BR, 2BR and 3BR appartments, every floor has 12 units and is 17000 sqft.

The Deal: we have got an exclusive oppertunity to buy (half)floors for 2.200 AED p/sqft.

Advantages:

- We are sure that the prices are going to rise to 2.600, since we know the developer is going to launch it that price in 2 months time.
- We also know that all interested buyers will visit the launch and most sales are done during the launch.
- The developer is verry popular developer among investors which makes selling their projects much easier.
- The buyers have the advantage of having paid the lowest rate due to information, and can sell for a lower price at the launch, let's say 2.400 AED p/sqft compared to developers price 2.600 AED. The developer is further increasing the price by 10% after the day after the launch.

Investors can take a floor (12 units) individually, or together with 4 other investors (the units will be on your own name), each taking 3 units.

The whole floor would be around 37.400.000 AED. 10% is the first instalment being 3.740.000 AED. If divided by 4 investors, it would be 935.000 AED each. The prices are subject to change.

Floors will be released soonly. Prices are subject to change.

The floors in pre-launch @ Dubai waterfront are released for bulk buyers (full floors only). The starting price is 2.250/sqft. with 10AED increase for each higher floor. The public launch takes place in 3 weeks and developer expects to launch it 2.800/sqft.

does an investor have to buy it in BULK? Or can we just buy a single unit? by the way who is the developer? Has this been launched if not when is it

Hi everyone,

My query is not regarding the 'Waterfront development' but rather about the Dubai Investment Park.

Could anyone help me suggest if investing in DIP, the palisades project, which is due in 2009 is likely to yield good return?

Keeping in mind my budget, I am looking to invest in a studio apartment, do you think its a good decision?

- Yes at this stage the investor has to buy at least a (half)floor.

- The developer is a popular developer in Dubai, with over 16 projects on it's name. (I am not allowed to disclose developers name in public before the launch has taken place, send me an email)

- This is a pre-launch offer so the project is not launched yet, but will be launched soon(within 3 wks).

- The profit is to be maid in the pre-launch price you pay for buying floors and selling them at/after the launch lower than developers price (with better paymentplan, depending on our negotiation power).

Hi. Thats not a bad development and its a good starting level for investment. We have a studio in The Lagoons there that was originally approx 49,000 pounds, thats now selling for approx 66,000 pounds, completion in Dec 08.
Its getting harder to invest in Dubai at a reasonable level, but the DIP still offers good returns at a good entry level.
