I'm cashed up and ready to buy - not sure which is better? Anyone care to help me with some ideas?

1. Badrah - 2 bed town house, phase 2
2. Badrah - 2 bed town house, phase 1
3. Remraam - 2 bed apartment

All around the same price, but not sure of premiums.

I intend to hold them for around 2 years or until the property is completed. Not interested in flipping for quick cash. Want the best secure return over a 2 year period.

Any suggestions??

Would recommened something in Phase 1 since the rate per sq.ft is much cheaper than phase 2- since you want to hold for two years, this indeed makes a big difference.

Hmmm.....what do you think the price would be in 18 months? I know youre not a fortune teller, but just want an idea.

Also, Badrah townhouses - cant'remember - are they Nakheel?

When is the Phase 1 due for completion?

Everything in Badrah is developed by Nakheel. Tough to say what the prices will be like in 18 months... I think certain projects will see a correction such as the ones which are overly priced ie. Damac, Omniyat etc... Badrah should continue to see a consistant increase in value. So in 18 months i'd say the PSF would be around 2400-2600 aed. Also remember Nakheel should be lanuching a 3rd phase in the next 2 months, but those should already be priced around 1800-2000 psf.
The completion date for phase one as per the reservation forms say December 09... Not too sure how they intend to uphold that date of completion!
Payment plan is as follows: 10% paid, 10% sept, 20% december, 10% every 3 months, 30% on completion...

Thanks mate. I will talk it over with my wife and see what I can find out about Badrah. I want to make sure its going to be completed around late 2009 or very early 2010 at the latest.

Mind if I ask why you're selling, especially if it's tipped to grow as you say over the next 18 months?
