Wink Townhouse Pre Launch Investment - Hydra Village

Hi People,

Again more fantastic response today.

I had 2 clients that had told me about another company selling similer townhouses in a different zone in Hydra Village.

They are charging 810,000 AED + another 2% on top for commission.

Needless to say, these clients are now purchasing from me.

Another client informed me that a similer project about 2km away from Hydra Village was sold out on the second day of Cityscape and is now fetching a 4% premium. These people who missed out on that initial project are now seriously thinking about investing into Hydra Village.

Check it out. Even if you don't invest into Hydra Village, it is still a god idea to get info on the project for your own information about the market.

Hi abudubai,

Your reply made me chuckle.

I did only aim to start this thread to give a bit of info to people that are interested in maybe looking to invest into property in the U.A.E.. your right i was advertising a project on the forum.

I apologise and i won't put any more shamless acts of advertising on here. i will just try and put some info about the market and let the readers make there own choices.

Making it sound rosier then it is? i am not going to answer that one. As you probably know there are lots of projects to choose from and anyone will tell you that advertising a project like this in the Gulf News is going to draw a lot of attention.

And i am not an agent, i am an investment consultant, so ! (i've been wanting to use that smilie for ages).

So, no more advertising about my projects, just replies to readers questions about the market, cool?

I am no longer advertising or giving details of projects that i have invested in (or that i am selling) on this thread.

I don't want to compromise the integrity of the thread myself.

I would have put some more general info about investing in Dubai (or even Abu Dhabi), but i have been extremely busy with clients, and organising a property show in London for February.

It takes 2 minutes, and as soon as i check the inbox, i will reply.
I'll send you the floor plans, satellite images of the plot, info document, pricing and payment info, and a picture of the proposed master plan.

Once you have the info or have visited or spoken to me, you can verify the information with a colleague or friend so that you know that i am giving you sound advise.

Default Need some advice...

I'm interested in purchasing an apartment in Dubai. I live in USA and wondering what is the best way to do it?

I know there are several online brokers who can help me buy the property. But I don't know how to pick one. A remote purchase seems risky but there must be some way to make it risk-free as I know so many people are doing it.

will appreciate any feedback, suggestions, obervation, experience or advice.

Post Info, opinion on Business Bay

Hello,

While I am logged in, I thought that I should put some more basic info on the thread. Just something for you guys to consider.

Where are the main stock exchanges in the world? UK, Japan, USA? Just to highlight the point that Dubai, and the UAE for that matter, is here to stay in the long term. Look at the major economies in the world. As an example, the 3 big ones mentioned above are well know and they have established stock markets. The Indian Stock Exchange has been doing fantastically as well. Now look at Dubai's recent property drive. There has been an amazing amount of development and infrastructure plans being actioned and talked about. Dubai wants to be and will probably be the destination for conglomerates to set up home. Look at Business Bay. Hailed to be the #1 corporate address in Dubai, and Business Hub of the Middle East. Dubai has always been a trade and transport destination for centuries, why not for centuries to come? Back to Business Bay. Its Located just next to the most prestigious square kilometer on earth, the Downtown Burj District, which will house the worlds tallest building - The Burj Dubai. Do you really think that in years to come, all of this effort will result in a ghost town with lots of high rise buildings and no one to occupy them? I may be rambling on but bear with me. Back to the stock exchange. The Dubai stock exchange when fully completed with the DIFC and DIFX will slot in nicely in the rotation of the globe. When Tokyo shuts and London opens there is a big gap. The Dubai Business Hub and Stock Exchange will fill this gap perfectly ensuring that the continuation in stock trading and business operation will be round the clock across the globe.

Lightbulb General info

Hi again,

Some more long winded thoughts.

I have been up in our site office for Business Bay, and I am telling you without a doubt, Business Bay will be the place to be in the coming years! You have to see it to believe it. Whoever I have taken up there to explain Business Bay has been in awe of the place, and it is not even completed. JLT, and Marina are great areas, but Business Bay will be awesome. My clients may have been a bit hesitant about Business Bay, but all have now confirmed that they want to be in Business Bay either as an end user, or most certainly an investor. I am going to visit the site tomorrow with a camera and I will put the pics up on the site.

JLT and Marina are still good investments. Both commercially and residentially. For investment in the long run, Business Bay is the place to be. To be honest, I think that you found a rock anywhere in Dubai and put money on it, it would be considered a sound investment.

A lot of investors and end buyers in the residential market are looking towards Abu Dhabi as well. Especially around the border to Dubai. Property there is relatively cheap and it is very close to Dubai. People who work in Jebel Ali free zone are looking there instead of coming through the Dubai traffic.

With the information that I have given above is my opinion and also made up from feedback from some of my clients and colleagues in the industry. Please do not take my words as gospel, but let them make you think about your investment. If you want to know more about the projects that I deal with, then please email me on ratib@tsa.ae. Apologies to the people who have asked me questions that I have not had a chance to answer. I will do so soon.

When I get a bit of time, I will try and cover the main areas in Dubai in detail. Just give me time.

Default Dubai Mortgages

Hello All

Anyone from around the globe needing any help regards to getting a mortgage for a dubai property dont hesitate to contact me. About my background im a professional mortgage adviser with an office in the uk and dubai and have been doing finance work in dubai & the uk since 1999. Its a great opportunity for me to help people as the mortgage market in dubai is still in its early phases. Its easier to obtain UAE funding rather then having to refinance UK or other assets.

Default sports city

Hi People,

sports city is a very good place to invest in. before it was a good plan, but noe that it is a freehold and not a lease hold are, makes it a fantastic place.
like all areas you need to choose the project carefully.

sports city boasts some excellent investment points.
the david lloyd tennis academy (the best tennis coah there is)
the butch harmon golf academy (the coach for tiger woods)
the manchester united football academy (great academy but no further comment as i am a liverpool supporter)
Cricket academy

add to this you have stadiums, malls, schools, mosques, parks

in fact 70% of this area is lanscaped, and 30% is buildings. have the vision in your mind imagine that when thisis built, people coming to dubai would rather live in a place that is not a concrete jungle.

you obviously have to choose wisely.
and again obviously i can advise you.
