hi,
I am from Russia and have bought a one bedroom in Stadium point. It faces inside, but now people are telling me the other side is beter, looking at Cricket field.
I thought that side maybe too noisy, but maybe not, and there are some 2 bedrooms left there.
does anyone know which side is better for future??

I'm sure there are many horror stories in Dubai, of buying and selling early, all part of the learning process.
If Dubai achieves it's goals between now and 2015, I think we'll all be happy.
I used to ask my mentor " when is the best time to invest in property" and he would always say" today ". Prices will always go up. As time passes by land becomes more and more dearer.

The year on year inflation adds to your appreciation. They say property prices double every 6 years.

If the property markets correct, no fear as the start of the second cycle will be higher then the first. As long as you have the ability to withstand the correction.

It's never to late to invest in property. I recommend the book "Rich Dad-Poor dad" and "Retire young - retire rich", both are classic books by Robert Kiyosaki. Read these books, they will change your life.

Roshan

Depends who your tenants are. The tenant would decide that. There are people who would not want the noise and hence opt for your flat. Stadiums tend to get noisy during cricket matches especially in Dubai where you have cricket crazy people. I would stick on with your flat.

The bottom line is the whole buidling is near the stadium and nobody can change that.

Regards

Roshan

julia,
As Roshan says, there are many people just crazy about cricket in Dubai, and the world over.
This building will be the absolute closest to the ground, and I think that will assure interest in rentals, whichever side your on.
I think in the future, short-term rentals could be very lucrative, as a convenient alternative for small groups/families, instead of paying hotel bills.
that is the main reason I am considering another, larger apartment in same building, (while they are still available).

Well, I'm paying 1,180,000, 14th floor, 980 sq.ft.
As I mentioned earlier, it's not confirmed but they may be making first 7 floors commercial, as opposed to first 5.
That would push it up to 16th floor, and maybe a better view of the wicket!!

Hi dyer

I think u r talking about distance from cricket ground . Its around 100 metres if i m not mistaken , I have a map of Sports city and it shows huge circular lines just adjacent to Stadiums , I think they are roads and after that there are further distances to the buildings, But for sure , noise will be a bit too much when there is cricket or soccer going on ,
For exact distance from ground , u can ask the developer.
Bye

mpat, I would be very interested to have a look at that map, as my developers seem strangely bereft of one.
Is it at all possible to post it in this thread, or if not could I trouble you to e-mail you personally, and you send it to me?
If not, no worries.
thanks
