Hi Sixgun
I would rate profile as NEW and AVERAGE as of now.Though they might be a reputed developer in UK and might be developing Jasmine garden in the world island of NAKHEEL.But still they are new in Dubai and so far they are average developer.I can assure you of one thing that in sports city or in dubai for that matter,only good developers from around the world have entered( or atleast I have encountered with )

Oh That's the usual one the developer uses. Never trust the "Sold out" board which the developers use.

After sometime, you will say few more floors springing up from the blue. I attribute this to a few experiences I had with a few developers...but again, this does not apply to all developers.

you are right., and that s what I call as speculators market.They will speculate things like that, I have also seen it in many many projects.Let s hope that buyers be aware of all this and not end up paying higher amounts PSF.

hello!

this forum has been very helpful in my property venture, i have further need of assistance. An investment in sports city called Rufi Rose Gardens. i came across a 'G+16 development, plot # R4-2' the price for a 471sq/ft studio today is at 1430 AED. i think this is too expensive! the agent says that its a pre launch price and it will be much higher after the launch. any comments??? thank you.

Try to Deal directly with rufi in dubai thru mail and may be u can get something better in sports city from them, they got many projects in sports city and some are cheaper than rose garden.If you have some more money like 200 or 300 k AED down for payment, u can look for a lot cheaper re sale market.

can we list all the developers that we can trust 100% to do business with in dubai? in my opinion Emmar and Nakheel are obvious choice. please add more to the list.

Let me know if I can help you with anything... I got couple of investments with them and I know some ppl there.Remember one thing : TRY TO BRAGAIN AS MUCH AS YOU CAN,GENERALLY THEY GIVE AROUNd 5 % DISOUNTS.... TRY TO GET MORE AND MORE RELAXED PAY PLAN , THEY DO ADJUST THAT ALSO.
