Dear Euroinvest,

You are welcome to contact me. As I have said in a few replies in the past, I am happy to help people, but I am not a property agent. I just have a strong passion and interest in property, both in Dubai and France. Its not what you have to invest, but how you invest it!

As for the recent aerial photo. mpat is right, Sports City is busy from the ground, but the photo clearly shows some developer's have not yet started the ground work. I know of a at least one person who was informed to the contrary by their developer. As you cannot access the site very easily the developers word has been taken.

I actually have photos from the same angle going back almost a year and yes the changes are very evident. I will post some shortly.

I think that what investors can be comforted by, is that the eyes of the whole world are on this development, and no matter what happens to individual developers, Dubai government/family, will not allow this project to falter and have gaping holes in the over-all plan. Even if they have to step in and finish the buildings themselves, they will.
If anyone is unlucky enough that their developers disappear , I'm sure that the worstcase scenario would be an extended wait, and hassle, but it will be surely handed over to them at some point in time , intact.
Dubai hierarchy are very proud and stringent, and would not tolerate the "bad press" for the relatively meagre amount of keeping honest investors safe.

Am I just looking through Rose-coloured glasses, or does this make sense???.

Absolutely right. Dubai Govt will not allow any bad press to fall on it's developments. They have spent billions of dollars on marketing Dubai and will not allow it to fail. At the same time, they cannot get involved with each single project and hence RERA is assigned the task to ensure that no defaults take place on developments. Developers running away is no longer applicable.

Well, not so much running away, but I've heard there is a huge problem of spiralling high construction costs.
many developers sold their apartments long ago, at what now seem very cheap prices.
If construction hasn't begun, how many price rises can these developers swallow before they re building at a loss?
What happens then??

The eyes of the world are on the stadia not the residential units. As for not allowing failure... formula A1 anyone? As far as I know they've totally distanced themselves from that fiasco.

The eyes of the world are on the stadia, true.
They are also on the Ernie Els golfcourse, Manchester United footballacademy, John Lloyd tennis, etc etc, and these happen to be spread out around the development.
What I'm trying to say, is that as a complex, a "Sports City" , where there will be definitely regular promotional ariel video's etc ,as it gets closer to completion, they are not really going to accept half built, or derelict, or gaping hole type, views.
Don't get me wrong, i'm not buying into the "Sports City" hype, its more of a sectioned theme of Dubailand in my opinion, and some sport will eventuate.
Fair enough, but its still being heralded around the globe, as a first, a great lifestyle etc. etc,so I just think personally, that it will be completed ala brochure.

That's fair comment because as we all know the weather prevents many world level events. The cricket world cup would be a start. Problem is how old will this development be when and if they get a MAJOR event? That would be a minimum 6-8 years away. It seems to me they need a successful bid first and the stadia later. Anyhow, the 7's should be good next year!!!

Prices in Sports city vary, but at present you would be looking at approx 1000to 1200 per sqft and these WILL increase during 2008. I would comfortable predict prices will be in the region of 1400 to 1500 at the start of 2009. The key as always will be location...
