Smile Great Deal Available

Anybody would be interested in a 1 Bed Area Ranging from 800sqft to 900sqft in Dubai Sports City, to be ready by Beginning 2010.

The Highlight of the deal is an attractive staggered payment plan (35% on possession that also to be given in 48 installments).

Finance also available with 2 banks by the developers, escrow account already in place so the payments to the developer goes direct to the escrow.

Absolutely agree with you, infact some developers have started quoting prices in the range of 1400 to 1500 in building which are located on the canal side.

but yes, i think in 2008 the average sports city prices by the end of 2008 will reach in the region on say 1650-1750 range...

Where do you get all your price info from? A quick search of Betterhomes website shows they have a two bed at DSC for Dhs. 813/ft2 available now.

I agree with you that there might be some apt available at the prices you are saying but all these are distress sales from people who have overleveraged, what prices I was talking about are new sales like for example Canal Residences West in Dubai Sports City they are quoting prices in range of above 1300/sqft (please do correct me if i am wrong)

Pricing can be atributed to many factors, the important thing is to follow trends and averages, sometihng I do. A 1 bed for example is more expensive than a 3 bed per square foot, so it would also depend on what is being sold. New pricing is in the region quoted, so if you can pick up a distressed sale (in the right location) you will do well. As the development progresses you will see the prices raise further. the 1400 to 1500 range per square ft is a conservative figure. I would not be suprised to see some development sales in the region of 1750in the 1st and 2nd qtrs of 2009.

Where would one look for distress sales?

I know, I'm in the business. I like the idea above that somehow 'distress' sales don't count.

Those are OLD prices, Last time I called them and they said its changed.

Moved to Dubai two months ago and have made first investment very excited, but also extremely nervous!

Does anyone know anything about Golf View Residence in Sports City - developer is Obaid Hareb Building Contracting and we bought at the launch through Desert Home - does anyone know anything about this project and whether it is a good investment?
