dear roshan,
you seem to know what is going on in dubai, i was in dubai last year. I decided to purchase 3units one of them in sport city which it's called crown avenue, and the other 2 units i purchased them from Al zahra (sunset and sunrise gardens) I'm extremly worried. All 3 units are paid in full, as far as you know, are these safe companies to invest with? because I've been reading about a few real estate fraud that recently took place in dubai, and that got me worried!

firstly, access the rera site site and see if they are registered as an approved developer. you can find this at www.rera.gov.ae

Have you received any updates on construction. When are they due to finish ??.

I have no idea of these developers and could help if you could send me some more details. Email me on romel@emirates.net.ae

Regards

Roshan

Just want to post a correction - you can't get a tenancy agreement without having a residency visa.

Rentals apartment for people who want to rent an apartment or villa in dubai are very good.
After the first year of their contract they can stay for more than two years if they want. The law allows them to renew their contract. except a time when the landlord want to settle at his apartment himself or one of his family.

Are u sure you can evict a tenant after only one year if you as the owner wish to live in the property?

I got these information from one of my friend, she had this problem last two weeks, RERA told her this information but I don't know how you can show that you intend to live in your property. Ask RERA.
