I am doing my research on Sports city with the aim of buying sometime later on in the year. Falak is reputed and they are cash rich.

Can u tell me for my records how good are chapal, profile, rufi.

Hi Roshan,
Appreciate your researching attitude.
I did lot of research before buying in Sports City.and almost once in every fortnight I visit personally to SC to see the progress and development for my investment.During this ,I can see their way of working and their management looks like a good real estate developers.I would advice you to pick from any of these 4 dev when you buy.

Mpat,

The location of Eden Gardens in PLOT NO R3A - 25, if that`s any use. It is on the top lake (almost opposite the Cube from what I can make out), just after Canal Residence West finishes. Any info you may have would be handy (even better if you could have a look when you`re passing). Is the plot even registered to Lokhandwalas?

WOW now that's what I call dedication. You are right, an investment is a like a baby which needs to be fed, nurtured. Site visits are important, and if you have done that, it's a good lesson for the forum on how an investment should be made. Will be picking your brains when necessary.

Are you from Dubai ?

Hi all.

I am also an investor in Eden Gardens. Today I called the developers and I have to say they were very professional in the way they explained to me the whole situation. I have invested in many places and none were able to explain things the way these guys did. They were nice and helpful.

But there is bad news and that is the completion date has been pushed back to mid 2010. They are really having a hard time with Dubai Municipality cause before DSC become a freehold, it was under DSC management and then all the guidlines changed after DSC became a freehold and hence the major delays. The plot itself was not handed over to the developer until May 2007 and the approval has not been given due to the many changes introduced by DM.

Now they finally have submitted the final changes for DM and should receive the approval early Feb. They sent me the new drawing, it is the same except for the base, I think they added some floors for parking.

But the developer is ready to amend all payment plans and they are very helpful. Call them they will explain everything to you.

FYI the developer has 2 buildings in international City, and one is being handed over next month

I am not happy with the delay but I have to say I had a smile on my face cause the developer took their time to explain everything bit by bit to me with a full timeline of what happened... some honesty for a change....

First time I ever feel happy I invested in a project in Dubai!!!

Hi Daflanger,

Thanks for the feedback. What sort of extension did they give you to your payment plan? Do you know who the best person is to speak to you at Lokhandwalas? Will any of these changes affect us as investors (other than having to put up with the delay) and do you know the names of their 2 projects in International city? Finally, do you still think it is a safe investment?

Lokandvala's are premium developers in India. They have a good reputation in India. If their reputation is anything to go by, then the investment should be safe.

They will not spoil their name for the sake of 1 project. Their investment in Dubai is miniscule while compared to what they have in India.

Hi Guys
Yesterday I was in Sports city.Golf course are looking very good.Villas are being built at very fast pace.work is going on very fast everywhere.But except falak properties , no one has started curtain walls in their projects . . . I could not find even one sign board of eden garden ( sorry to say that ) .
shami tower , royale residence , rufi twin tower , symphony tower , sports one business tower etc all are in excavation stage.
Maximum work is going on at villas , stadiums , acadamies , and utilities.

Red face Freehold Letter
